Why does this job exist and why is it critical?
We are seeking for a highly competent Property Specialist to oversee the management of Maxis tenancy portfolios. The successful candidate will be responsible for a wide range of property-related tasks. The ideal candidate will possess a strong background in property management, excellent negotiation skills and the ability to work effectively with landlords, stakeholders and internal team.
What are you accountable for?
- Property Securing:
- Sourcing of properties based on requirement
- Viewing, evaluation and identification of suitable site
- Preparing/issuance of LOI and negotiation on best rental and T&C of the tenancy
- BC and LOO reviewing/preparation & approval/ execution
- Reviewing/finalization of TA
- Site take over
- Tenancy Renewal:
- Preparing/Issuance of LOI
- Negotiation on best rental and T&C of the tenancy
- BC and Renewal Notice preparation/issuance & approval
- Renewal notice execution and stamping
- Tenancy administration/management & other:
- Repair & Maintenance i.e. to ensure all parties in the tenancy agreement fulfilled their respective obligation
- Payment processing - monthly rental listing, rental/deposit review/adjustment, licenses for non-Retail etc
- Reviewing/prepare other necessary documentation e.g. Novation agreement, transfer of landlord ownership etc
- Prepare/provide information/documents for necessary authority submission, property details update, weekly task update etc
- Involve in major project related to property and tenancy
- Tenancy Termination:
- Termination Notice preparation/issuance for approval/execution
- Site viewing and negotiation on reinstatement work
- Monitoring on the reinstatement progress with the team
- Pre-handover walk through with landlord
- Formal site handover
- Finalizing refund of deposit
- RPT, Compliance & Budget
- Managing RPT, related BOD approval, Operating Lease Commitment, Annual Report Submission
- Compliance with the current authorities requirement and guideline (business, signage, music, café license.)
- Preparation & managing of budget (rental, licenses, contract expenses etc)
What do you need to have for this role?
- At least 6 years of relevant experience in property and tenancy management.
- Flexibility to travel frequently within Malaysia and possession of a valid driving license.
- Good communication skills in English and Bahasa Malaysia.
- Strong knowledge of property and tenancy management with negotiation skills, especially at the corporate level.
- Good networking skills with major property players, such as malls, corporate, valuers and property agents.
- Strong legal knowledge related to property and tenancy/leasing
- Good IT/computer knowledge i.e word, excel, power point etc
