Job summary
A growing property development firm in Johor Bahru is seeking a Quantity Surveyor (QS) to handle cost estimation and contract administration on diverse projects, including a large mixed development site. The ideal candidate will possess a Bachelor's degree in Quantity Surveying and a strong background in the property development sector, with 5-10 years of experience. This role requires effective stakeholder management and a commitment to optimizing project budgets and ensuring compliance with local regulations.
Qualifications
- Bachelor's Degree in Quantity Surveying or related field is essential.
- Minimum 5-10 years of relevant experience is necessary.
- Professional membership with RISM preferred.
Responsibilities
- Prepare detailed cost estimates and budgets during project planning.
- Manage contract administration and monitor project cost performance.
- Prepare regular cost reports and management dashboards.

Our client is a property developer based in Johor Bahru, Johor. The company is experiencing significant growth and expansion, leading to the creation of a new QS role. They are working on a diverse portfolio of projects, including a 500-acre mixed development site comprising factories, landed housing, high-rise buildings and infrastructure projects.
- Pre-Contract Stage: Prepare detailed cost estimates, feasibility studies, and budgets during the project planning stage; assist in tender preparation, evaluation, and recommendation of contractors and consultants; develop Bill of Quantities (BQ), tender documents, and pricing schedules; conduct value engineering and cost analysis to optimize project budgets; participate in procurement strategy formulation and contractor negotiations.
- Post-Contract Stage: Manage contract administration, including preparation and issuance of variation orders, progress claims, and payment certifications; monitor and track project cost performance, cash flow, and financial forecasts; review and verify contractor claims, variations, and final accounts; maintain proper documentation and cost records; liaise with consultants, contractors, and project teams; work closely with project managers and site teams to resolve cost and contract-related issues; identify cost risks and potential savings; ensure compliance with contractual obligations, procurement policies, and local regulatory requirements.
- Reporting & Stakeholder Management: Prepare regular cost reports, budget updates, and management dashboards for internal stakeholders; support the Project Director and Senior Management in decision-making through accurate and timely commercial data; coordinate effectively with finance, legal, and project delivery teams.
- Education: Bachelor's Degree in Quantity Surveying, Construction Economics, or related field.
- Professional Membership (Preferred): Member of RISM (Royal Institution of Surveyors Malaysia) or equivalent.
- Experience: Minimum 5-10 years of relevant experience, preferably with a property developer or infrastructure-focused organization.
- Sector Experience: Strong background in mixed development, industrial, or infrastructure developments.
