ESTATE MANAGER
CAPE TOWN, N. SUBURBS
Our client, a high-end Lifestyle Residential Estate in the Northern Suburbs in Cape Town has an exciting vacancy for an experienced Estate Manager to join their team.
The purpose of the position is to manage the Estate under the supervision of, and with authorization of the Executive Committee (Excom) of the Homeowners Association, in order to promote the objects of the Association.

KEY RESPONSIBILITIES INLCUDE:
Security Management:
Mange the procurement of services and systems, performance of service providers, efficiency of the security systems and access control.
Ensuring compliance with rules and regulations:
Brief residents on rules and regulations, ensure building activities are conducted within the rules of the estate, ensure all house rules are applied and make recommendations for improvement.
Personnel Management
Compliance with legal requirements, train develop and motivate staff, disciplinaries, conduct performance evaluations, act as Safety Officer.
Asset Maintenance
Supervise the Maintenance Manager and the maintenance plan and recommend improvements, ensure the estate is kept neat and presentable according to house rules.
Budget Management
Support and facilitate the annual operational and capital expenditure budget and the ongoing management of the approved budget.
Control expenditure and ensure procurement processes are abided by.
Facilities Utilisation Management
Manage the facilities for the benefit of the residents in line with relevant house rules.
Meeting logistics
Make all logistical arrangements for meetings required by Excom
Communication
Manage all communication to residents and co-ordinate the quarterly newsletter.
SKILLS
Administration (organize, plan, report writing - good language and IT skills)
Pro-active thinking
Problem solving (investigate, rationalize, find solutions)
Negotiating / conflict resolution
Relationship building / communication
Law enforcement (strict but fair)
Personnel management (productive utilization)
Financial management (estimating, budgeting, monitoring of expenditure)
High level of computer literacy
QUALIFICATIONS:
Matric plus relevant Tertiary Qualification essential.
EXPERIENCE AND OTHER REQUIREMENTS
Minimum of 3 years of relevant experience in managing a similar environment
Experience in managing security systems and services will be preferred
Fluent in English and Afrikaans
Must have a valid drivers' license and own transportation
Fully computer literate and excellent knowledge of MS Office
Have recent contactable references
A market related salary will be offered depending on skills, experience and qualifications.
