A project management firm in Kuala Lumpur is seeking a qualified individual for overseeing general administration, project planning, contractor evaluation, and quality control. The ideal candidate must have a Bachelor's degree in Architecture or Construction Engineering and experience in managing project costs and timelines. Responsibilities include liaising with consultants, conducting quality audits, and ensuring compliance with budgetary requirements. This role fosters professional development within the team and aims for high-quality outputs.
General administration and management of the Project.
Planning and implementation of project schedule.
Shortlisting of tenders, recommend award of contracts and evaluate contractor's performance.
Close monitoring of timeline and contractor's work progress.
Liaise with Consultant and Authorities during project period for timely approvals.
Quality control of contractor workmanship.
Prepare and monitor stage billings for completed works.
Monitor approved budgetary cost and variation order.
Assist in application of Vacant Possession and Certificate of Fitness.
Recommend training for subordinates to improve and upgrade professionalism, technical and Management skills within the department.
Prepare cost feasibility study for projects.
Assist the Marketing Department and working with design consultants to carry out property product development.
To carry out any other duties as assigned by the Management.
Control Variation Order costs and ensure necessary approvals are obtained.
Monitor on rejects on delivery of materials.
Conduct value engineering in consultation with Consultants.
Managing project cost to meet budget.
To liaise with Contract Department on schedule of tender awards of work package.
To chair regular meetings with contractors for work progress and co‑ordination of works to ensure completion within target completion date.
To monitor and check on works‑contractor claims including Variation Orders.
To advise Management on adverse delays or withdrawals by works‑contractors.
To monitor quality of work on site through frequent visits.
To conduct Quality Audit in compliance with Quality Plan.
Target zero defects, where achievable.
To work with Contract department to ensure claims by contractors, suppliers & consultants are promptly processed.
