Job summary

A shopping mall management company in Kuala Lumpur is seeking a Senior Leasing Executive to identify and source potential tenants, negotiate leases, and manage relationships with stakeholders. The ideal candidate will have at least 3 years of experience in leasing and retail development, excellent communication skills, and proficiency in Microsoft Office. This position requires a proactive approach and the ability to work independently as well as collaboratively. Competitive compensation is offered for this critical role.

Qualifications

Senior Leasing Executive / Leasing Executive (Retail Mall)

Identify and source potential tenants with strong retail concepts, secure higher occupancy rates, and support overall leasing initiatives to build a strong shopping mall brand.

Responsibilities
  • Identify and source potential tenants with strong retail concepts to achieve higher occupancy rates.
  • Assist in overall leasing initiatives, including tenant mix planning, tenant liaison, revenue budgeting, and maintaining a strong shopping mall brand.
  • Communicate and build effective relationships with tenants, prospects, real estate agents, investors, and media to promote assigned developments.
  • Execute lease negotiations and lead to tenancy agreement renewals and rental unit showings to ensure maximum occupancy.
  • Analyze rental, gross sales turnover, and occupancy cost.
  • Keep up-to-date with industry best practices, market trends, and changes in leasing regulations.
  • Forward plan by monitoring current and future vacancies, proactively react to occupancy needs, analyze slow-to-lease lots and propose solutions.
  • Source retail brands and approach potential tenants, or explore new sales opportunities.
  • Participate in mall repositioning, trade mix restructuring and reconfiguration works to increase rental yield and mall value.
  • Enter data into the system, maintain the database, and monitor lease document status; keep an up-to-date database of tenants’ contact details and tenancy details in compliance with policies.
  • Collaborate with internal and external specialist teams to resolve tenant concerns/issues related to renovation, operations, collection, and defects management.
  • Prepare and execute leasing documents (Memorandum of Undertaking, Letter of Offer, Tenancy Agreement, Reminder letter, Termination letter, etc.).
  • Prepare monthly master tenant listing or outstanding reports.
Requirements
  • At least 3 years of experience in mall or office leasing and retail business development.
  • Professional Certificate, Diploma, Advanced/Higher/Graduate Diploma, Bachelor Degree, Post Graduate Diploma, or Professional Degree in any discipline or 3 years related experience.
  • Disciplined, results‑oriented, and professional with minimal supervision; report and update head‑office as per leadership.
  • Computer literate with proficiency in Microsoft Office (Excel & Word).
  • Good interpersonal skills, meticulous, exceptional organizational and analytical skills.
  • Proactive and able to work independently and collaborate with diverse people internally and externally.
  • Good command of English and Bahasa Malaysia; proficiency in Mandarin is an added advantage for communicating with Mandarin‑speaking clients.
  • Own transport and ability to travel or visit within the designated coverage area on a periodic schedule.
