Vacant Position: Senior Executive - Leasing
Position Summary
- Tenant Acquisition – Attend to enquiries of prospective tenants and Real Estate Agents, conduct viewings and convert marketing leads to tenancy; and negotiate commercial terms to convert into leasing to meet the annual leasing targets.
- Tenant Retention – Manage tenancy renewals and negotiate new renewal commercial terms.
- Leasing Marketing – Support and work closely with the Marketing Unit on tenant acquisition and tenant retention activities.
Key Areas of Responsibility
- Attend to leasing enquiries, viewings and discussions with prospective tenants and Real Estate Agents to secure new tenancies and tenancy renewals.
- Identify and approach potential tenant, Real Estate Agents and business partners to generate leasing leads.
- Negotiate commercial terms for new tenancies and tenancy renewals.
- Liaise with related department(s) on the conduct of due diligence on new prospective tenants and existing tenants.
- Prepare Tenancy Approval Memo and Letter of Offer for Management’s approval on new tenancy and renewal of existing tenancy.
- Liaise closely with the Legal Unit in preparation of Tenancy Agreements and tenancy clauses.
- Work closely with the Property Management and Enhancement Department in managing the tenant’s expectations on asset management.
- Coordinate tenant’s fit out works and reinstatement with the Property Managers and tenant’s appointed contractors/interior designers on the leased assets.
- Ensure that the administration of tenancy is in accordance with the Leasing and Tenancy Standard Operating Procedure and Policy; and Level of Authority (LOA).
- Assist to prepare and maintain an up‑to‑date tenancy listing for all assets. The monthly report is to be prepared and submitted timely.
- Assist to develop appropriate leasing and marketing strategies to meet the annual targeted occupancy rate and revenue.
- To undertake any other ad hoc duties assigned by the Company as and when required from time to time.
- Establish and maintain good relationship with existing tenants, Real Estate Agents and Property Managers.
- Ensure all Tenancy Agreements, Management Reports and leasing documents are always in good order, both in the required systems and filing.
Education / Experience
- Bachelor’s Degree in Real Estate / Property Management / Marketing or a related field from a university or college recognized by the Government of Malaysia.
- Minimum of 3–4 years of experience in real estate leasing.
- Strong understanding of office, retail, and industrial leasing markets with an established professional network.
- Good understanding of the general business functions, including finance, legal, public relations, and marketing.
- Possess a valid driving licence with own transport and willing to travel within Malaysia.
- Proficient in Microsoft Office (Word, PowerPoint, Excel).
