A leading retail chain in Malaysia seeks a Maintenance Manager to oversee all maintenance activities, focusing on preventive strategies, vendor performance, and compliance standards. Ideal candidates will have a Bachelor's degree in Mechanical Engineering or Facilities Management and possess 7-10 years of relevant experience, particularly in multi-site operations. The role requires strong HVAC system expertise, excellent communication, and vendor management skills. On-call availability for emergencies is necessary, and candidates should be prepared for shift work.
Oversee Preventive Maintenance:
Develop, implement, and continuously improve preventive maintenance schedules across all outlets, focusing on minimizing downtime and optimizing asset lifespan.
Help Desk & Ticketing Management:
Supervise the maintenance help desk team, ensuring efficient triaging, assignment, and resolution of maintenance requests and tickets.
Vendor Coordination & Performance Management:
Liaise with third‑party service providers, contractors, and technicians to ensure service level agreements (SLAs) are met for all maintenance activities.
HVAC Oversight:
Provide expert guidance and support on HVAC maintenance, troubleshooting, and system upgrades. Ensure HVAC systems across all sites are compliant with operational and safety standards.
Compliance & Safety:
Ensure maintenance practices meet relevant health, safety, and environmental regulations. Maintain proper documentation for audits and inspections.
Data & Reporting:
Monitor and report on maintenance KPIs, trends in ticket resolution times, equipment failures, and vendor performance.
Budget Management:
Assist in the development and control of maintenance budgets, identifying cost‑saving opportunities without compromising quality.
Team Leadership:
Lead, train, and support internal maintenance coordinators or regional facility contacts, ensuring consistent standards across all locations.
Bachelor's degree in Mechanical Engineering, Facilities Management, or a related field preferred.
Minimum 7‑10 years of experience in maintenance management, with at least 3 years handling multi‑site or large‑scale operations.
Proven expertise in HVAC systems—installation, repair, troubleshooting, and compliance.
Experience with CMMS (Computerized Maintenance Management Systems) or other ticketing platforms.
Strong organizational, analytical, and problem‑solving skills.
Excellent communication and vendor management abilities.
Ability to travel to sites as required.
Requires to work on shift basis.
On‑call availability for emergency maintenance issues may be required.
HVAC/R certification or equivalent technical license.
Certified Maintenance Manager (CMM) or Facility Management Professional (FMP) is a plus.
