Finance Manager (Property Development & Property Management)

Oversee daily finance and accounting operations, including accounts payable, accounts receivable, payroll, and general ledger activities.

Develop, monitor, and manage budgets, forecasts, and cash flow to ensure optimal portfolio performance and liquidity.

Conduct financial analysis on property acquisitions, disposals, and capital expenditure to support investment decisions.

Ensure compliance with taxation laws, REIT regulations, and statutory reporting requirements.

Liaise with external auditors, tax consultants, trustee, company secretary, property managers, and bankers.

Implement and maintain strong internal controls and financial policies to safeguard REIT assets.

Provide financial insights and recommendations to improve asset yield, cost efficiency, and return on investment.

Support management and the Board in strategic planning, portfolio analysis, and risk management.

Review and analyze financial performance of property portfolios, including net property income (NPI) and distribution per unit (DPU).

Supervise the preparation and submission of audited financial statements for SSM and statutory filings.

Manage tax planning, computation, and submission of Borang C in compliance with REIT tax regulations.

Lead and develop the finance team, fostering accuracy, accountability, and continuous improvement.

Requirements

Bachelor’s Degree in Accounting, Finance, or a related field.

Professional qualification such as ACCA, CPA, or equivalent preferred.

Minimum 5 years of relevant experience, with at least 2 years in a managerial role within the REIT, property investment, or real estate industry.

Strong understanding of MFRS/IFRS, REIT Guidelines, taxation laws, and the Companies Act 2016.

Experience in financial modeling, valuation, and investment analysis for real estate assets.

Proficient in Microsoft Excel, Word, PowerPoint, and Teams.

Excellent analytical, communication, and leadership skills.

High integrity, attention to detail, and the ability to work under pressure and tight reporting deadlines.
