Job description

Key Responsibilities

• Manage operation, preventive maintenance, and corrective works for HVAC systems, including chillers, cooling towers, AHUs, FCUs, VRV/VRF systems, and ventilation systems.
• Monitor Building Management Systems (BMS) and coordinate system optimization and fault resolution.
• Oversee M&E services including electrical, plumbing, fire protection, lifts, and mechanical systems, if required.
• Conduct routine inspections of plant rooms and equipment to ensure compliance with design specifications and statutory requirements.
• Manage housekeeping, waste disposal, pest control, and external building maintenance.
• Ensure compliance with Occupational Safety and Health Act (OSHA 1994), Factories and Machinery Act (FMA), DOSH and BOMBA requirements.
• Conduct risk assessments and implement safety procedures for HVAC and M&E works.
• Coordinate fire drills, emergency response, and statutory inspections.
• Prepare operational, compliance, and cost reports for management review.
• Prepare monthly activity report and present to management.
• Prepare and manage annual facility and HVAC maintenance budgets.
• Supervise in-house technicians and facilities staff.
• Ensure safe work practices and adherence to HVAC operational standards.
• Provide technical guidance and basic training on HVAC system operations.
• Coordinate HVAC requirements for office fit-outs, renovations, refurbishments, and space reconfigurations.
• Manage minor HVAC and M&E projects, including equipment replacement and system upgrades.

Key Accountability

• To ensure completion of routine servicing works on monthly basis.
• To ensure effectiveness and efficiency of the work.
• To adhere and comply with SOPP guidelines.

Requirements

• At least Diploma or Bachelor Degree in Engineering or any related course.
• At least 8-10 years of related experience in the same industry.
• Experience in facilities management, building services, or M&E operations.
• Strong hands‑on knowledge of HVAC, air‑conditioning, ventilation, and mechanical systems would be an added advantage.
• Working knowledge of OSHA / DOSH / BOMBA / CIDB requirements (Malaysia) is preferable.
• Strong leadership, organizational, and vendor management skills.
• Ability to manage budgets, reports, and compliance documentation.
• Able to balance strategic planning with day‑to‑day HVAC operational needs.
