Pinnacle Homes Groups of Companies is seeking an experienced Senior Quantity Surveyor to join our dynamic team. As a Senior Quantity Surveyor, you will play a crucial role in overseeing the financial and contractual aspects of construction projects, ensuring the successful delivery of high-quality homes and developments. This is a full-time position based in Petaling Jaya, Selangor.
About the Role
Preparing detailed cost estimates and budgets for construction projects, analyzing and interpreting contract documents, drawings, and specifications to identify cost-saving opportunities, negotiating and administering contracts with suppliers, subcontractors, and other stakeholders, monitoring project costs and cash flow, and providing regular financial updates to the management team.

- Negotiating and administering contracts with suppliers, subcontractors, and other stakeholders
- Monitoring project costs and cash flow, and providing regular financial updates to the management team
- Advising on procurement strategies and contract management to minimise risks and maximise profitability
- Collaborating with the project management team to ensure effective coordination and efficient project delivery
- Providing expert advice and support on quantification, valuation, and dispute resolution matters
- To assist the Manager and/or Head of Department in all areas of quantity surveying works including ID related works
- Documentation and processing of Pre-contract works including cost analysis from various suppliers and vendors, summary scope of tender, sourcing of new suppliers and sub-contractors
- Evaluation of price comparison, costing summary, and work out competitive tender prices
- Responsible to perform tender process involving: Pre-tender, Tender, Evaluation & Award
- Implement procurement strategies & procedure for the execution of the project
- To conduct quantity take-off and site valuation and check on detailed accurate measurement by consultants
- Project administration and documentation include preparation of interim valuations, pricing and agreement of contract variations, update claim submissions, Valuing completed work and arranging for payments
- Prepare contract documentation, compile bills of quantities and schedule of rates
- Resolve any outstanding claim issues on variations orders and final accounts
- Liaise with Project Manager, suppliers, vendors on contract matters
- Collect and manage construction data to facilitate update of database for reference
- Valuations - including value M&E, ID and Architectural
- Vendor management through regular update and evaluation of sub-contractor lists
- Plan, organize, monitor and lead and guide QS team on all aspects of QS works
- Site visits and attend site meetings when necessary
- To analyse and assess related costs to project feasibility
- Construction and management of costs and budgets of company’s project
- Negotiate and draw up bids for tenders and contracts
- Establish database fro costs, material & supply sources
- To monitor budget and keep track of project cost
- To prepare progress reports, resolve any outstanding claim issues on variations orders and final accounts
- Perform other related duties as may be assigned from time to time by management
Requirements
- Possess at least Certificate/Diploma/Advanced/Higher/Graduate Diploma/Degree in Quantity Survey, Construction Management or equivalent.
- Minimum 6 years of post-qualification as a Quantity Surveyor working experience preferably in or the related field in construction or property development industry
- Preferably Executive/Senior Executive specialized in Quantity Surveying of ID or equivalent.
- Computer literate with proficient in major Microsoft Windows, Microsoft Office, Microsoft Project & AutoCAD
- Able to work independently and efficiency with less supervision & hardworking
- Experience in pre-qualification exercise, tender bids and preparing quotations
- Able to take-off quantities and prepare cost estimates and budgets
- Has basic knowledge in contractual matters
- Pleasant personality, independent, hardworking and energetic person with good interpersonal and communication skills
- Proficient in written and spoken in English, Bahasa Malay and Mandarin to effectively communicate with especially Mandarin-speaking clients. Ability to communicate local dialects with all levels of stakeholders internally/externally would be an added advantage
- Confident, proactive and able to work under pressure and meet tight deadlines
- Thorough understanding of construction processes, cost management, and contract administration
- Excellent analytical and problem-solving skills, with the ability to interpret complex data and make informed decisions
- Strong negotiation and communication skills, with the ability to liaise effectively with various stakeholders
- Proficient in the use of quantity surveying software and other relevant technology
- Membership in a professional body, such as the Royal Institution of Chartered Surveyors (RICS) or the Board of Quantity Surveyors Malaysia (BQSM), is preferred
