A leading property development company in Malaysia seeks a financial manager to oversee reporting and compliance for construction projects. The ideal candidate will have a bachelor's degree in accounting or finance, along with professional qualifications like ACCA or CPA. They should have 8-10 years of experience in property development, skilled in project accounting, and cash flow management. Responsibilities include managing audits, budgeting, and guiding the finance team while ensuring adherence to financial regulations.
Oversee monthly, quarterly, and annual financial reporting for property development and construction projects.
Ensure compliance with accounting standards, tax regulations, and statutory requirements.
Manage external audits, tax agents, bankers, and regulatory authorities.
Ensure proper revenue recognition in accordance with applicable accounting standards for property development.
Monitor development budgets, construction costs, and cash flow for ongoing projects.
Review project cost reports, progress billings, and variation orders.
Work closely with Project, QS, and Contract teams to ensure cost accuracy and timely reporting.
Identify cost overruns, financial risks, and recommend corrective actions.
Lead project feasibility studies, financial modelling, and return analysis (IRR, NPV, cash flow).
Prepare and monitor annual budgets and rolling forecasts.
Support land acquisition and new project evaluation from a financial perspective.
Manage project cash flow, drawdowns, and repayment schedules.
Liaise with banks and financiers on project financing, bridging loans, and credit facilities.
Monitor working capital, progress billings, and collections from purchasers.
Establish and enforce financial controls, approval limits, and cost management policies.
Ensure proper documentation for contracts, progress claims, and payments.
Support risk management and corporate governance initiatives.
Provide financial insights and recommendations to Management, Project Directors, and Commercial teams.
Participate in management and project review meetings.
Support joint venture accounting and partner reporting where applicable.
Lead and develop the finance team, including project accountants.
Drive process improvements and system enhancements (ERP / project costing systems).
Ensure accurate and timely reporting across all projects.
Bachelor’s degree in Accounting, Finance, or related field.
Professional qualification (ACCA, CPA, CIMA, or equivalent) is preferred.
Minimum 8–10 years of relevant experience in property development and/or construction.
Strong knowledge of project accounting, construction cost control, and property development revenue recognition.
Experience dealing with banks, auditors, and regulatory bodies.
