Sales & Marketing Manager / Director (Property Developer)

Lead and provide strategic direction for the company’s sales and marketing functions to achieve project sales targets, drive revenue growth, and strengthen brand positioning. This role covers both hands‑on execution and high‑level strategic leadership, depending on the seniority of appointment.

Key Responsibilities

Strategic Leadership & Planning

  • Develop and implement effective sales and marketing strategies aligned with corporate and project objectives.
  • Define pricing strategies, sales targets, and revenue goals for each project.
  • Lead annual planning for sales targets, marketing budgets, project positioning, and revenue forecasting.
  • Provide market insights and recommendations to Management on growth opportunities, branding, and partnerships.

Sales Performance & Revenue Management

  • Oversee all project sales activities to achieve take‑up rates, pricing objectives, and revenue targets.
  • Lead, coach, and manage sales teams and/or sales managers to ensure KPIs and performance standards are met.
  • Monitor sales pipelines, conversion rates, and buyer engagement to drive continuous improvement.
  • Establish and manage strategic partnerships with real‑estate agencies, corporate clients, and bulk purchasers to expand market reach.

Marketing, Branding & Campaign Management

  • Plan and execute integrated marketing campaigns across digital, print, media, and on‑ground events.
  • Oversee advertising materials, promotional content, and campaign execution in collaboration with appointed agencies.
  • Ensure consistent corporate branding and messaging across all marketing and communication channels.
  • Review campaign performance and marketing ROI to optimise effectiveness.

Market Intelligence & Product Strategy

  • Monitor market trends, customer preferences, and competitor activities.
  • Provide input on product positioning, project concepts, and pricing adjustments to enhance competitiveness.

Customer Experience

  • Ensure effective handling of purchaser enquiries throughout the sales journey.
  • Work closely with Customer Service teams to resolve purchaser issues and enhance post‑sales satisfaction.

Team Leadership & Development

  • Build, mentor, and manage a high‑performing sales and marketing team.
  • Set clear goals, roles, and performance expectations for the team.
  • Foster a results‑driven, collaborative, and accountable work culture.

Reporting & Compliance

  • Prepare and present sales performance reports, forecasts, and marketing effectiveness analyses to Management.
  • Ensure compliance with company SOPs, Housing Development Act (HDA) marketing guidelines, and relevant regulatory requirements.
Requirements
  • Degree or diploma in Marketing, Business Administration, Property Development, or a related field.
  • Minimum of 5–10 years’ relevant experience in property sales and marketing (Manager‑level candidates typically 5–7 years; Director‑level candidates 8–10+ years).
  • Proven track record in achieving sales targets, managing marketing campaigns, and leading teams.
  • Strong understanding of property sales processes, pricing strategies, and end‑financing coordination.
  • Excellent leadership, negotiation, communication, and analytical skills.
  • Proficiency in English and Bahasa Malaysia; additional language is an added advantage.
