  • Education: Bachelor’s Degree in Marketing, Business Administration, Real Estate, or a related field.
  • Experience: Minimum 8–10 years in property development, real estate sales, or township marketing, with at least 3–5 years in a managerial or leadership role.
  • Proven track record in managing property sales launches, marketing campaigns, and achieving sales targets.
  • Strong understanding of the property development lifecycle, including project positioning, pricing, launch strategies, and sales conversion.
  • Hands‑on experience in digital marketing, lead generation, and performance tracking within the property sector.
  • Excellent leadership, people management, and stakeholder engagement skills.
  • Strong analytical and strategic thinking abilities with a results‑oriented mindset.
  • Effective communication and presentation skills in English and Bahasa Malaysia; proficiency in Mandarin is an added advantage.
  • Willingness to be based in Kluang, Johor, and travel as required for project and sales activities.
Responsibilities
  • Lead, coach, and manage Sales and Marketing teams to achieve sales targets and deliver strong customer experiences.
  • Develop and execute end‑to‑end sales and marketing strategies for property and township projects from pre‑launch through post‑launch.
  • Plan and manage project launches, promotional campaigns, sales events, and marketing activities to meet take‑up and revenue goals.
  • Define project positioning, target segments, pricing strategies, and product mix based on market demand and feasibility studies.
  • Drive digital marketing initiatives across social media, property portals, search engines, and campaign microsites to generate quality leads.
  • Monitor sales performance, pipeline, and conversion rates, and prepare regular reports for management review.
  • Manage marketing budgets effectively to ensure cost efficiency and strong return on investment.
  • Conduct market research and competitor analysis to identify trends, opportunities, and risks.
  • Work closely with internal stakeholders including project, construction, finance, and consultants to ensure alignment of product, pricing, and marketing strategies.
  • Ensure compliance with company SOPs, branding guidelines, and relevant regulatory requirements.
  • Introduce innovative marketing ideas, partnerships, and engagement initiatives to enhance brand visibility and buyer engagement.
