Position Overview
The Project Manager is responsible for planning, coordinating, and managing all development and construction activities to ensure projects are completed on time, within budget, and in compliance with quality, safety, and regulatory requirements. This role supports the GM Project by providing updates, resolving operational issues, and ensuring smooth project execution across all phases.
Key Responsibilities
- Supports the superior or General Manager, Project in planning and managing the company’s existing and upcoming development projects from conceptual planning to project completion.
- Lead, manage and monitor multiple property development projects across various locations to ensure compliance with statutory requirements and adherence to approved quality, cost and time standards.
- Set clear project goals, define scope and establish deliverables with internal and external stakeholders.
- Assist in preparing project briefs, feasibility studies, business plan and project cash flow analyses.
- Plan and develop project timelines, milestones or work programmed, and monitor the progress to meet deadlines.
- Coordinate, review and monitor all trade and discipline drawings, documents, reports and cost from design to construction with consultants, contractors and cross-functional teams, to ensure compliance, meet approved designs and budgets, adhere to timelines, minimize variations and delays.
- Liaise with local councils and government agencies, and strengthen relationships to secure authority approvals for smooth project execution and successful sales launches.
- Coordinate with Sales & Marketing, Legal, and consultant teams to prepare SPA drawings and specifications, and ensure marketing materials align with approved designs and comply with statutory requirements.
- Coordinate and monitor CCC, handover processes and manage post-completion defect resolution.
- Collaborates with inter-department teams, including Contract, Project and Legal to streamline project-related processes.
- Prepare project progress updates, proactively identify potential risks and challenges with recommendations, and weekly progress report.
- Lead and motivate project teams to achieve high performance and deliver optimal results.
Requirements / Qualifications
- Candidate must possess at least a Post Graduate Diploma, Bachelor’s Degree, Professional Degree in Civil Engineering, Architecture, Town Planning, Land Administration, Project Management or equivalent.
- Possess minimum 5 – 15 years working experience (at least 5 years for managerial level) in overall project management within the property developer industry and familiar with the property developer industry practice.
- Possess good project implementation and construction experience, with exposure to high-rise construction is an added advantage.
- Possesses sound knowledge in statutory guidelines, requirements, regulation, policies, by-law, project authority submission process.
- Possesses a strong sense of urgency, conscientious attention to detail and result-oriented, with the ability to multitask, work with minimal supervision, demonstrate strong leadership, stakeholder management, and team coordination abilities.
- Exceptional communication, problem-solving and organizational skill.
- Ability to thrive in a fast-paced and evolving environment.
- Fluent in Bahasa Malay and English, Chinese is an added advantage.
- Proficient in Microsoft Office, Microsoft Project and basic skill of AutoCAD.
- Possess own transport and willing to travel frequently.
