Project Manager – High-Rise Residential (Cheras)

Job Requirements

• Bachelor’s Degree in Civil Engineering, Construction Management, Quantity Surveying, or related discipline
• Minimum 5–10 years of relevant experience, preferably in high-rise residential or mixed-development projects
• Strong knowledge of project planning, scheduling, cost control, and contract administration
• Proven experience managing main contractors, subcontractors, and suppliers for high-rise construction
• Familiar with construction drawings, specifications, BQ, variation orders, and authority submissions
• Knowledge of ISO standards, QA/QC processes, and document control systems
• Familiar with CCC process and local authority coordination
• Strong leadership, coordination, and problem-solving skills
• Excellent communication and negotiation skills
• Good understanding of site safety regulations and management
• Proficient in MS Office and project management tools
• Willing to be site-based in Cheras and attend meetings as required

Job Responsibilities

• Plan, manage, and control the overall project schedule, cost, budget, and progress for a high-rise residential development
• Coordinate with clients, consultants, contractors, and subcontractors in a timely manner to ensure smooth project execution
• Lead and oversee site operations to ensure works comply with approved drawings, specifications, BQ, and statutory requirements
• Prepare, monitor, and update project work programmes and progress schedules
• Review and manage variation orders, project claims, and final accounts in coordination with consultants and Quantity Surveyor
• Monitor construction quality, workmanship standards, and compliance with ISO and QA/QC requirements
• Ensure site safety compliance in accordance with relevant safety regulations and project safety policies
• Chair and attend site meetings, coordination meetings, and progress meetings with stakeholders
• Identify project risks, delays, or technical issues and implement effective corrective actions
• Ensure inspections, submissions, approvals (RFI, materials, shop drawings), and testing are properly carried out
• Oversee handover documentation, CCC requirements, and defect rectification during the Defects Liability Period (DLP)
