Qualifications

  • Liaise with local authorities and COB.
  • Monitor Building Managers' daily operations.
  • Oversee building maintenance budgets.
  • Resolve complaints from owners and tenants.

Job description

This is a full-time on-site role for an Operations Manager at BHL Consultants P&F Sdn Bhd.

Location: Penang Area.

Responsibilities
  • liaise with local authorities.
  • liaise with COB.
  • Familiar with Strata Management Act.
  • Involved in preparation of AGM/EGM, Tribunal matters.
  • Involved in general administration and control.
  • Involved in meeting physical & zoom with management, committees, local authorities.
  • Tasked with monitoring the Building Managers' daily operations and solving issues faced by building managers at their respective sites.
  • Oversee the building maintenance budgets.
  • Ensure all maintenance works are completed in a timely manner.
  • Evaluate employee performance and provide direction, correction, or additional training to ensure proper maintenance of the building.
  • Ensure the building manager resolves all complaints, problems, and requests from owners and tenants.
  • Advise and assist the Building Manager in the event an emergency happens on site.
  • Ensure the building manager prepares minutes of meeting (if needed) and monthly operational reports.
Qualifications
  • Knowledge in Property Management, Estate Management & Strata Management and experience preferred.
  • Experience working with a Joint Management Body or Management Corporation preferred.
  • Excellent communication in Bahasa Malaysia & English.
  • Strong writing skills – ability to prepare letters to local authorities.
  • Familiarity with Strata Management Act.
