About the Role
We are seeking a proactive and creative Marketing and Business Development Executive (to be under one of our subsidiaries, Kurnia Rezeki Utama Sdn Bhd) to support the branding, outreach, and lead-generation efforts for our JTK-compliant foreign worker hostel in Tebrau. You will drive marketing content, digital presence, HR manager outreach activities, and support occupancy growth through targeted campaigns.
This role requires someone hands-on, resourceful, and able to work in a fast-paced environment with multiple stakeholders (HR agencies, employers, hostels ops team, vendors). The ideal candidate has a strong background in B2B sales within the Johor Bahru industrial sector.
Responsibilities
1. B2B Sales & Corporate Business Development
- Target Factory HRs: Actively identify and pitch dormitory services to HR Managers and Factory Directors in JB industrial parks (e.g., Pasir Gudang, Senai, Tebrau).
- Leverage Manpower Experience: Utilize past experience in manpower/recruitment sales to understand factory headcount needs and propose accommodation solutions that solve their JTK compliance issues.
- Sales Presentations: Conduct engaging sales pitches and site visits for corporate clients, showcasing our facilities as the ideal solution for their foreign and local worker housing.
- Negotiation: Handle corporate inquiries, negotiate tenancy terms with company decision-makers, and close bulk-bed contracts.
2. Strategic Partnerships & Outreach
- Agent Networking: Build and maintain strong relationships with Manpower Agencies and Recruitment Agents who supply workers to factories (they control where workers stay).
- Event Representation: Represent the company at HR networking events, manufacturing association meetups, and open-house sessions.
- Referral Program: Manage referral schemes for agents and HR personnel to drive new tenant leads.
3. Digital Marketing & Lead Generation
- Content Management: Manage social media platforms (Facebook, Google Business, WhatsApp) to showcase room availability and facilities.
- Lead Campaigns: Plan and execute campaigns to increase occupancy (e.g., “RM180/head” promotions, festive vouchers) and track their success.
- Asset Creation: Create simple, effective marketing materials (posters, flyers, facility walkthrough videos) to support sales pitches to HR clients.
4. Account Management & Administration
- Onboarding Support: Collaborate with the Operations team to ensure smooth handover of new corporate tenants and alignment with JTK compliance standards.
- Reporting: Prepare monthly sales reports detailing leads generated from factory visits vs. digital channels, conversion rates, and occupancy forecasts.
- Database Management: Maintain an updated database of key decision-makers (HR Managers) and Manpower Agents in the JB region.
Requirements
- Diploma or Degree in Marketing, Communications, Business, or related field.
- 3 years experience in B2B Sales, manpower supply sales targeting factories/manufacturing companies, marketing, digital marketing, content creation, or sales support.
- Basic skills in Canva / CapCut / simple design or video editing tools.
- Strong communication and copywriting skills.
- Proactive, creative, and able to work independently.
- Ability to coordinate with external agencies, vendors, and internal teams.
- Transport: Possess own transport and willing to travel around JB industrial areas for client meetings.
- Advantage: Experience in property marketing, hostel/dormitory marketing, real estate listings, or B2B sales outreach.
