Manager, Project -Base in Northern Region

We are seeking for experience candidates in the property development industry to apply.


Join us as Manager, Project (Property Developer) and take the lead in shaping impactful property development projects in Perak/Northern Region. This strategic role offers the opportunity to drive high-quality developments from concept to completion, ensuring they align with the company’s vision for growth and excellence.


DUTIES & RESPONSIBILITIES:


  • Must be able to start a project from feasibility study and manage the project until VP.

  • To manage consultants, contractors, subcontractors, authorities, and relevant external agencies to ensure the project is managed according to the company's policy to achieve the project objectives.

  • To ensure the project is completed within the timeframe, contracts and authorities' requirements.

  • Plan and secure authorities' approval time for the implementation of the property development projects.

  • Control project expenditure as per feasibility study and forecasted financial cash flow for the development projects.

  • Control design parameters of the property development project to achieve economic, practical, statutory compliance and marketable property products.

  • Effectively implement the tender calling process and award of the construction packages.

  • Implement and control construction works of the property development projects to achieve targeted time, cost, and quality.

  • Implement and control construction works of the property development projects to comply with Company's Safety, Health and Environmental policy and guidelines.

  • Implement defects management plan to address all complaints on the defects of the property product.

  • To manage and administer the office expenses and maintenance and monitor the subordinate's tasks from time to time.

  • To provide monthly progress report (project status, income, sales, expenses and budget) to Management.


Accountabilities:

Project leadership, set a clear goal and objective to lead the team towards the direction of achieving the project output.


Cross functional collaboration, facilitate collaboration between departments to understand their process needs and requirements.


Project planning and execution, to develop and monitor comprehensive plan, and make sure team members follow milestone and oversee completion of project phases.


Technical oversight to ensure optimum integration of processes during the improvement plan, oversee implementation of suitable methods that comply to the company’s procedures and policies to achieve the desire results.


Education Qualifications


  • Bachelor’s Degree in Architecture, Civil Engineering, or related field.

  • Minimum 8 years’ experience in property development.

  • Strong leadership, planning, and problem-solving skills.

  • Drives operational efficiency and effectiveness, working independently and managing multiple priorities under pressure.

  • Takes ownership and sets ambitious goals to consistently deliver work that exceeds expectations.

  • Demonstrates strong interpersonal and communication skills, acting with integrity and professionalism.

  • Applies analytical thinking to make sound decisions and provide effective problem-solving solutions.
