Job description
Leasing & Credit Control Senior Executive / Assistant Manager

The Senior Executive / Assistant Manager, Leasing & Credit Control is responsible for managing the leasing, sub-sales, and management of the company’s residential units, carparks and shoplots. This includes maintenance requests, rental collection, liaising with agents, managing viewings and maintaining accurate lease documentation.

Key Responsibilities
Credit Control
  • Monitor rental collections, down payments, utilities account (electricity, water) and other receivables from tenants.
  • Promptly issue monthly rental invoices and receipts.
  • Issue renewal/outstanding payment reminders, SoAs.
  • Liaise with solicitor for defaulted tenants (distress / eviction cases / other legal matters).
  • Prepare monthly collection reports.
Leasing / Sales
  • Maintain accurate lease records in hardcopy and in the property management system.
  • Handle end-to-end leasing (and sub sale, if any) activities including marketing, viewings, negotiations, preparation of LOO / TA / RA documentation, and handover/takeover.
  • Liaise closely with agents and tenants.
  • Prepare and ensure timely execution of tenancy agreements, renewals, and terminations.
  • Address tenants maintenance issues, handovers, requests and coordinate with maintenance team.
  • Manage tenant feedback and complaints professionally.
Others
  • Prepare and submit assessment remission submission.
  • Manage other ad-hoc requests as needed / issued by the GM.
Requirements
Qualifications

Certification, Diploma or Bachelor's Degree in Property Management / Real Estate, Accounting, Business Administration or a related field is preferred.

Experience

Min. 5+ years of working experience in credit control, leasing, admin, and/or property management.

Knowledge of tenancy administration, leasing documentation, and credit management practices preferred.

Skills
  • Familiar with issuing invoice, receipt and handling ledger (credit/debit note issuance)
  • Detail-oriented with strong admin skills.
  • Proficient in Microsoft Office
  • Ability to work independently and handle multiple tasks.
