Contract Manager / Quantity Surveyor (Interior Design Fit-out Works)

We are seeking an experienced Contract Manager / Quantity Surveyor with expertise in Malaysian interior fit-out works to join our team. The Quantity Surveyor will be responsible for accurately estimating and managing project costs, preparing tender documents, conducting cost analysis, and ensuring the successful delivery of interior fit‑out projects within budgetary constraints. The ideal candidate should have a strong background in quantity surveying, a deep understanding of Malaysian construction practices and regulations, and excellent analytical and communication skills.

Responsibilities
Cost Estimation and Budgeting.
  • Conduct comprehensive quantity take‑offs and cost estimates for interior fit‑out projects, including materials, labour, and equipment.
  • Collaborate with project managers and design teams to develop accurate and realistic project budgets.
  • Monitor project expenditures and implement effective cost control measures to ensure adherence to budgetary constraints.
Tendering and Procurement.
  • Prepare and review tender documents, including bills of quantities, specifications, and contract terms.
  • Evaluate and analyse subcontractor and supplier quotations to determine the most cost‑effective options.
  • Assist in the negotiation and selection of subcontractors and suppliers, ensuring compliance with project requirements and budgetary limitations.
Contract Administration.
  • Prepare and review contract documents, variations, and claims.
  • Conduct regular cost analysis and valuation of completed work, ensuring accurate payment certification and invoicing.
  • Monitor contract compliance, including progress milestones and deliverables, and provide recommendations to mitigate potential cost overruns.
Project Reporting.
  • Prepare regular reports on project costs, forecasting, and financial performance.
  • Provide timely and accurate cost advice to project stakeholders, highlighting any potential risks or opportunities for cost savings.
  • Collaborate with the project team to analyse project deviations and propose appropriate corrective measures.
Documentation and Record Keeping.
  • Maintain comprehensive documentation, records, and databases related to cost estimates, contracts, and project progress.
  • Ensure proper documentation and filing of all project‑related correspondence, including contractual agreements, variations, and claims.
Requirements
  • Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
  • Minimum of 5 years of experience as a Quantity Surveyor, specifically in Malaysian interior fit‑out works.
  • Strong knowledge of Malaysian construction practices, regulations, and codes.
  • Excellent analytical and numerical skills, with the ability to perform detailed cost calculations and analysis.
  • Strong communication and interpersonal skills to effectively collaborate with project teams, subcontractors, and clients.
  • Proactive and detail‑oriented with the ability to multitask and meet deadlines.
  • Familiarity with industry‑standard contract forms and procurement processes.
