Job Title: Building Maintenance Technician
Report To: Building Manager
Department: Property Management
Location: Kuala Lumpur
Job Type: Full Time

Job Summary: The Building Maintenance Technician is responsible for performing routine maintenance, repairs, and technical support to ensure the efficient operation and upkeep of the building. This role involves troubleshooting building systems, addressing minor repairs, and ensuring the facility is maintained in a safe and functional condition. The ideal candidate should have a hands‑on approach, technical knowledge, and the ability to work independently.

Key Responsibilities
1. Building Maintenance
  • Conduct routine inspections of building systems, including electrical, plumbing, HVAC, and fire safety systems.
  • Perform preventive maintenance to ensure building systems operate efficiently and to minimize breakdowns or major repairs.
  • Repair and replace fixtures, fittings, and equipment such as lighting, doors, locks, furniture, and other building components.
  • Ensure all common areas, including hallways, staircases, plant rooms, and restrooms, are well‑maintained, clean, and fully functional.
2. Technical Support
  • Troubleshoot and resolve minor electrical, plumbing, mechanical, and HVAC‑related issues.
  • Assist with the installation, servicing, and maintenance of building equipment and systems.
  • Provide technical assistance and on‑site support to contractors and service vendors during maintenance or repair works.
3. Safety and Compliance
  • Ensure all building systems and maintenance works comply with safety standards, regulations, and company procedures.
  • Identify, monitor, and report potential safety hazards or defects within the building.
  • Conduct regular fire safety inspections and assist in maintaining fire protection systems and equipment.
  • Support emergency response activities, including power failures, water leaks, and system breakdowns.
4. General Handyman Duties
  • Perform minor carpentry, painting, tiling, and general repair works as required.
  • Assemble, install, and repair furniture, appliances, and equipment.
  • Respond promptly to tenant and owner maintenance requests, ensuring a high level of service and customer satisfaction.
5. Record Keeping and Reporting
  • Maintain accurate records of inspections, maintenance activities, repairs, and equipment servicing.
  • Report significant maintenance issues, safety concerns, or system failures to the Building Manager.
  • Monitor tools, spare parts, and maintenance materials inventory and request replenishment when necessary.
Qualifications
  • Certificate or Diploma in Building Maintenance, Electrical, Mechanical, or a related technical field.
  • Minimum 2–3 years of experience in building or facilities maintenance.
  • Basic knowledge of electrical, plumbing, HVAC, and general building works.
  • Ability to troubleshoot and perform minor repairs independently.
  • Willingness to work on weekends, or standby duties when required.
  • Physically fit and able to perform manual work.
  • Good teamwork and communication skills.
