A leading Facilities Management company in Melaka is seeking an experienced Operations Manager to oversee site management and operations. The ideal candidate will have a degree in a relevant field and 5–10 years in facility maintenance. Responsibilities include planning maintenance activities, ensuring compliance, and monitoring performance of service providers. This role requires strong technical knowledge of Mechanical and Electrical systems and good communication skills. Applicants should be willing to relocate.
Carry out all the Operation and Management at site/location.
To establish yearly planning for maintenance activities in accordance to Concession Agreement.
To ensure facility and equipment follow all the requirement and comply with the local authority rules and regulations.
To oversee all the performance of operations and management at site/location.
To monitor performance for all service providers.
To maintain good communication with client.
To produce report(s) for all related / relevant issue(s) with the operations.
To obtain and verify a quotation from external / service provider regarding for repair works.
To justify and ensure all cost for any repair works are competitive.
Attend all meeting(s) required and update all necessary report(s).
Prepare KPI calculation for claims every month.
Monitor all complaints are meet the KPI and ensure all complaints are closed on time.
Prepare annual budget for Management review.
Monitor Asset Tagging for all assets.
Ensure all documents are properly documented and has been back up by server.
Ensure all document are in order for audit purposes.
Ensure all internal and external audit are adhered.
Ensure Plan Preventive Maintenance checklist are always in order.
Ensure all Plan Preventive Maintenance checklist will be carried out periodically.
Ensure all Request for Maintenance, Purchase Request and Purchase Order issued by Executive.
Maintain the ISO standards.
Identify and monitor risk and plan for any mitigation actions.
Adhere to any other task assigned by the immediate superior or Management team.
Degree in Building Management, Facilities Management, Engineering, or related field.
Minimum 5–10 years in facility or building maintenance.
Strong technical knowledge of Mechanical and Electrical systems.
Applicants must be willing to relocate outstation.
Prefer candidate with hand on experience or knowledge.
