Assistant Manager / Manager, Business Development (Property Development)

This role will be responsible to assist in ensuring that the Business Development department tasks are carried out effectively to meet the Company’s objectives.

To be eligible for this role, you will require:

Degree in Business Administration / Real Estate or equivalent.

Minimum 8 years of working experience.

Good negotiation and communication skills.

Your responsibilities will be to:

To assist in exploring and identifying new business or market with attractive returns to complement the overall activities of the Company.

To conduct the market research and feasibility studies to be incorporated in the position paper as part of the evaluation of proposals to the Management/ Land Acquisition Committee and EXCO.

To evaluate and assess various land offers both solicited and unsolicited for all the pocket and strategic lands identified for acquisition.

To demonstrate various financial modelling tools to support land acquisition decisions to the Management/ Land Acquisition Committee / EXCO.

To evaluate execution strategies for the identified land acquisition proposals as approved by the Land Acquisition Committee.

To make recommendation to the Management on the optimal execution strategy for land acquisition and follow through until completion of the deal.

To build good rapport with agents and land promoters as part of land acquisition efforts.

To assist in negotiations and execution of the proposals once necessary approvals are obtained.

To create a strong network with agents, land brokers, valuers and etc to establish an ongoing strong source of land acquisition efforts and vital information of market trends and requirements.

To follow through with various internal departments namely Finance, Legal, Project, Contract and Sales & Marketing to ensure smooth execution of various documentations for the purpose of SPA or other legal documents identified.

To carry out any other duties as and when instructed by the Management from time to time.
