The Vice-President of Facilities for Atlantis The Palm is responsible for overseeing Facilities Maintenance, Renovations, Capital Planning / Project Deployment and Energy / Utilities. Developing and leading on all facilities improvement and management strategies. Develop a network of quality contractor and service providers, ensuring high value and sound controls. Develop and deliver on department goals that support corporate strategy and objectives. The Vice-President of Facilities will be responsible for providing direction related to property improvements and day to day maintenance of Atlantis’ assets. Oversee all maintenance activities in regard to aquariums, mammal enclosures, swimming pools, Aquaventure water park, Hotel Spa and water features within the resort.

Key Duties and Responsibilities

Budgeting, Monthly Forecasting, Project Updates for Maintenance Expense, CapEx Break Fix, CapEx Projects, and Overhead accounts.

Review and approve quotes, purchase orders, and invoices on a daily basis in company Work Order and Purchase Order system.

Work closely with the project team to ensure that work is performed within contract parameters; reviews change orders for valid revisions to original budget; identifies deviations from approved budget, contract / agreement and / or construction / safety standards; takes prompt action to rectify situations within the scope of authority or to notify higher level authority; follows up to ensure issues are resolved.

Oversee scheduling and deployment of required inspections for Fire Safety Systems and Elevators.

Oversight of Fire Systems Inspections, Repair, Upgrades and Fire Systems Monitoring.

Set Service Level Agreements with service vendors and hold them accountable. Negotiate labor rates for different markets and response times. Ensure contracts are executed for Service Vendors as well as appropriate Insurance is held.

Partner with Risk Management team and insurance adjusters regarding property damage. Setup and oversee emergency response program for all sites.

Responsible for developing and recommending annual and long-term Capital plan

Coordinate with the development team on project handover

Assign resources and hold project teams accountable for Capital project execution

Perform special projects and other responsibilities as assigned

Monitor Key Performance Indicators for the Division and take corrective action, as required, to improve equipment inventory, quality audit, productivity, and other objectives

Provides guidance and mentors less experienced direct reports to assist with on the job training towards attainment of high levels of technical proficiency; may review contractual materials, design materials, budgets / expense forecasts and / or other work products for accuracy, thoroughness and conformance to Company’s standards

Facilitates the development, maintenance and monitoring of organizational plans.

Responsible for the development and management of integrated, strategy aligned departmental work plans.

Responsible for the development and management of the annual operating and capital budgets.

Develops innovative initiatives to enhance internal efficiency and effectiveness.

Directs and inspects facilities for regulatory compliance.

Assesses and monitors facility repairs to ensure cost effectiveness; establishes criteria for repair versus replacement of facilities.

Develops and implements department’s strategic plan in accordance with the resort’s overall strategic plan.

Creates, implements, and maintains department repair and capital improvement budgets; ensures compliance with budgetary constraints; and forecasts and plans facility improvements.

Plans, develops and prioritizes projects and weekly work plans; ensures that materials are ordered, projects are designed and planned, and monies are available.

Plans work / staff schedules; evaluates and monitors projects with regard to progress and costs.

Coordinates and monitors status of work orders; estimates, requests, and purchases materials and equipment; and estimates labor costs.

Maintains current knowledge in the field of facilities management, maintenance & security; establishes, implements and updates facility / security related policies and procedures; complies with federal, state and local laws and regulations; follows all safety precautions / standards and resorts policies and procedures.

Represents the resort and / or the department on committees and professional organization membership(s); and performs related duties as assigned.

Ensures compliance with applicable building and safety codes, hazardous waste disposal OSHA, hazardous materials, etc.

Monitors campus emergencies, including equipment breakdowns, malfunctions and alarm calls.

Manages and supervises department staff including, but not limited to, working supervisor, grounds workers, custodial staff, clerical staff, shipping and receiving and security personnel.

Responsible for the maintenance and operation of the resort fire alarm systems and fire protection systems.

Responsible for maintaining and updating as needed a comprehensive safety plan, a process for facilities opening and lock-down, and an emergency notification procedure.

Verifies department employee timesheets for accuracy and compliance with resort policies and procedures.

Investigates and maintains information on all criminal activities that occur on resort

Responsible for security and other operational concerns for resort parking areas. Investigates and reports incidents of a criminal nature to the appropriate municipal authority.

Oversee the treatment, distribution and daily operations of all water treatment facilities throughout the property.

Ensure that periodic testing & analysis are conducted to ensure the right quality of water supply for different applications.

Ensure all documentation are maintained in alignment with governing bodies and industry standards.

Ensuring all mechanical plant rooms, aquariums, pools, spas & fountains meets health and safety requirements.

Skills, Experience & Educational Requirements

Candidates must have experience in a large integrated resort or complex operation of scale

10+ year's construction / facilities maintenance experience

Degree in Mechanical, Electrical, Building Services or Civil Engineering.

Experience in Facilities Management, Support Services or Estate Management.

Knowledge and experience with work order, purchasing, maintenance and construction management systems

Ability to lead a large team and work with others to ensure the highest standards is maintained consistently.

Experience in the Hospitality Industry
