Duties & Responsibilities
LEASING & MARKETING
  • Assist in developing and implementing marketing strategies to promote vacant units / properties
  • Prepare marketing collaterals, advertisements, and digital campaigns to attract prospective tenants
  • Conduct market research on rental trends, competitor analysis and customer preferences
  • Support leasing team in negotiations, preparation of tenancy agreements and documentation
  • Liaise with agents, brokers and external stakeholders to generate leads and close deals
OPERATION & PROPERTY MANAGEMENT
  • Oversee daily operations of building / units, including maintenance schedule and vendor management to ensure smooth running of all activities
  • Monitor tenant move-in / move-out processes to ensure smooth transitions
  • Handle tenant feedback, complains and service requests in a timely and professional manner
  • Ensure compliance with statutory regulations, safety and company policies
  • Establish effective communication channels between management and tenants
FINANCIAL & REPORTING
  • Prepare the annual business plan and operating budget
  • Monitoring expenditures and cost control measure to ensure financial objectives are achieved
  • Develop and execute strategies to achieve occupancy and revenue targets
  • Identify opportunities to enhance revenue streams while optimizing operational costs
  • Provide insights and recommendations to improve marketing outreach and operational efficiency
COMPLIANCE & RISK MANAGEMENT
  • Ensure all leasing and property management activities comply with legal, regulatory and safety requirements
  • Support audits and risk management process related to leasing and property operations
WARDEN
  • Serve as Warden on Duty as per roster / management’s instruction
  • Monitor tenant welfare, safety and security during assigned duty hours
  • Respond promptly to emergencies, incidents and disciplinary matters
  • Provide support to tenant outside normal office hours
  • Escalate critical issues to management with proper follow-up actions
Requirement
  • Minimum 4 years of working experience in leasing, tenancy administration, or property management.
  • Diploma or Degree in Real Estate Management, Property Management, Business Administration, Marketing, or a related field.
  • Strong understanding of property management practices, leasing processes, and tenancy laws
  • Proficiency in credit control practices, debt recovery process and tenant account management
  • Excellent negotiation and communication skills with the ability to build and sustain strong tenant relationships
