Overview
Balens Group operates as a design & build group delivering interior design & build, renovation, and building works across residential and selected workspace projects under the IDX platform.
We manage projects end-to-end — from cost planning and procurement through construction and final account closure. As our projects grow in scale and commercial complexity, we are expanding our QS function and are looking for a Senior Quantity Surveyor who can take strong ownership of project costing and commercial execution.
About the Role
This is a full-scope Quantity Surveying role covering both pre-contract and post-contract responsibilities.
You will manage project costs, procurement, and commercial matters while working closely with Project Managers, Site Teams, Designers, and Management to ensure projects are delivered within approved budgets and margins.
This role is suitable for a QS with solid site exposure who is ready to handle projects with a high level of responsibility.
Key Responsibilities
A. Pre-Contract & Cost Planning
- Prepare preliminary cost estimates and budgets based on drawings, specifications, and client requirements.
- Review design drawings and highlight cost implications, risks, and value engineering opportunities.
- Prepare Bills of Quantities (BQ), schedules of rates, and detailed cost breakdowns.
- Support tender strategy, tender evaluation, and contractor/vendor selection.
B. Contract Administration & Procurement
- Prepare and review contracts, purchase orders, and subcontract agreements.
- Manage procurement processes including sourcing, price comparison, negotiation, and appointment of vendors/subcontractors.
- Ensure contractual scope, pricing, and terms are clearly defined and aligned with project requirements.
- Monitor project cost against approved budgets and report cost variance regularly.
- Prepare and certify progress claims, payment recommendations, and cost reports.
- Evaluate and prepare Variation Orders (VO), including pricing, justification, and approval submissions.
- Track commitments, cash flow, and forecast final project costs.
D. Project Support & Coordination
- Work closely with Project Managers, Site Managers, Designers, and Consultants to ensure cost alignment throughout project execution.
- Provide cost advice and commercial input during project meetings and site coordination.
- Identify potential commercial risks and propose mitigation measures early.
E. Post-Contract & Final Account
- Prepare and negotiate final accounts with clients, subcontractors, and suppliers.
- Ensure all contractual claims, variations, and cost adjustments are properly documented and closed.
- Support project close-out and handover from a commercial perspective.
F. Team Support & Process Improvement
- Guide and review work produced by Junior QS / QS Executives where required.
- Ensure compliance with company SOPs, cost control procedures, and approval matrix.
- Contribute to improvement of QS systems, templates, and cost databases.
- Support management in commercial reporting and cost analysis.
What We’re Looking For
Qualifications & Experience
- Bachelor’s Degree in Quantity Surveying or related discipline.
- Minimum 5–6 years of relevant working experience in quantity surveying.
- Proven exposure to both pre-contract and post-contract QS functions.
- Strong understanding of construction costing, measurement, procurement, and contract administration.
- Solid knowledge of VO pricing, claims handling, and final account preparation.
- Ability to interpret architectural, structural, M&E, and interior drawings.
- Good understanding of construction methods, sequencing, and site valuation.
Software & Tools
- Proficient in Microsoft Excel for cost tracking, analysis, and reporting.
- Familiarity with QS or costing software is an advantage.
- Basic ability to read and measure from AutoCAD drawings.
