Job description
Overview

Formulate and lead the on-site team day to day operational management, team management and vendor management. The role will assume overall responsibilities for site facility management (operation & Maintenance), finance, HSE management and procurement & vendor management. To achieve excellence in preventative and reactive maintenance programs incorporating industry best practice, innovative maintenance techniques and statutory and contractual compliance. Oversee the management and control of all plant, mechanical and electrical systems and to co-ordinate remedial action with the Engineering Team in the event of Business-Critical failures. To provide leadership and direction to multi skilled Engineering Operations teams made up of directly employed staff and appointed vendors. Ensure that all staff and vendors employed within the client’s facilities strictly adhere to client and JLL’s policies and procedures. Act as point of escalation for critical failures to assist the technical team to make safe, identify, analyze, rectify and report improvements. Must be Certified Data Centre Professional.

Facility Management (Operation & Maintenance)
  • To implement operation related standards and procedures, preventive & planned maintenance program, repair & replacement initiative program and helpdesk management. Minimizing the risk of plant failure.
  • Competent and experienced in maintenance and operations of data center and/or critical environment space.
  • Responsible in managing both hard service and soft service operation. To ensure all agreed procedures and standards are implemented.
  • Overall responsibility for all site repair and maintenance carried out by subcontractors to ensure work completion, quality and method of working for compliance with specification and ordinance requirements.
  • Monitor, measure and report upon the performance of all specialist contractors in terms of their ability to carry out the work against the agreed contractual budget.
  • Co-ordinate meetings periodically with contractors, specialist vendors and suppliers to ensure that required standards are established and maintained, and develop corrective action plans when, or if performance falls below expectations.
  • Ensure that maintenance documentation meets the required standards and sufficient information is provided to operate an effective asset management regiment.
  • Assist/support the client with statutory compliance requirements/certifications for the site.
  • Ensure asset information is maintained and changes updated within the CMMS.
  • Ensure site operations, including incident management and escalation in accordance with approved Client/JLL procedures.
  • Proactively engage stakeholders to ensure that on site Client’s expectations are met.
  • Recommend continuous management initiatives and energy management plan. Actively search-out opportunities to achieve better or best results and increase the energy efficiency (PUE – Power Utilization Efficiencies).
  • Review existing operations regularly to reduce cost and improve operational standards. Actively search-out opportunities to achieve better or best results and increase the service delivery provided by JLL.
  • Managing ad-hoc related projects. Demonstrated ability to manage multiple and complex operational matters on a daily basis.
  • Sound interpersonal skills to manage diverse range of service providers and Client representatives. Sound written and oral communication skill. Good presentation skills required for client review meeting.
  • Sound computer skills in window-based operating system and possess AutoCAD skill will be advantage.
  • Independent and possess leadership qualities.
  • Provide services in keeping with client’s cultural and company requirements.
  • Be willing to assist & mentor colleagues.
  • Contributes via regular feedback, to the overall performance of the delivery team.

Finance Management
  • To ensure that the financial processes are being followed including timely financial reporting submission.
  • Responsible in vendor financial management – understand vendor scope against SLA/KPI and costing.
  • Actively work to ensure that the site financial operations are as per agreed budget/target.
HSE Management
  • To ensure the site provision of safe working environment and compliance to HSE standards.
  • Competent in undertaking Job Hazards Analysis (JHA)
  • Work closely with HSE Executive in overall planning, executing and delivering HSE procedures to all activities at site.
Qualifications and Ideal Experiences
  • Tertiary Qualifications in a mechanical, electrical or operational engineering discipline. Must be Certified Data Centre Professional
  • 6 - 8 years of relevant experience in engineering or critical environment space.
  • 2 - 3 years’ experience in the operation of electrical and mechanical services in Tier III or equivalent data centre or critical facility.
  • Excellent people skills and ability to interact with a wide range of client and vendor staff.
  • Critical environment experience within similar sized site or operation.
  • Experienced with continuous improvement initiatives, client relationship and preparation of Report
  • Hands-on experiences and knowledge in M&E and building related systems, e.g. CRAU, chillers, PDU, UPS, Switch Gears Ops, DX cooling, Network structure cabling, Security
  • Lead major DC activities during non-office hours where appropriate
  • Strong verbal and written communication skills, technical writing or business justification.
