A property management company in Malaysia is seeking a proactive Operation Executive to oversee daily co-living operations, ensuring tenant satisfaction and maintaining high occupancy rates. Ideal candidates will have a diploma or degree in relevant fields, with 1-2 years of experience in operations or property management. Responsibilities include conducting property inspections, coordinating tenant move-ins, and providing excellent customer service. Candidates must be willing to relocate to Johor and have their own transport.
We are looking for a proactive and hands‑on Operation Executive to manage day‑to‑day co‑living operations and ensure a seamless living experience for our tenants. This role plays a key part in maintaining tenant satisfaction, supporting smooth property management, and driving high occupancy across multiple properties. The ideal candidate is organized, customer‑focused, and thrives in a fast‑paced environment while consistently meeting operational KPIs.
This role requires candidates who are willing to be relocated to our Johor office. Training will be provided at our HQ in Subang Jaya prior to relocation.
1. Property & Tenant Operations
Conduct inspections and report all room conditions twice a month to ensure cleanliness, safety, and readiness.
Prepare vacant rooms to be move‑in ready within the provided timeline.
Coordinate and oversee move‑in and move‑out processes (inspection, forms, and photos).
Prompt action in removing non‑paying tenants by ensuring compliance with company procedures.
Maintain high company renewal rate and cluster renewal rate.
Ensure high occupancy rate for assigned clusters.
Gather high Google reviews monthly mentioning your name as part of customer service excellence.
Serve as the first point of contact for tenants, ensuring issues are addressed quickly.
Provide a positive tenant experience by being proactive, empathetic, and solution‑driven.
Also any other ad‑hoc tasks that are assigned from time to time.
4. Reporting & Documentation
Maintain accurate operational reports, tenant records, and compliance forms.
Track occupancy, renewal rates, and service quality as part of KPI.
Diploma or Degree in Property Management, Hospitality, Business, or related field.
Minimum 1–2 years’ experience in operations or property management, preferably in co‑living, real estate, or hospitality.
Willing to be relocated to our Johor office.
Strong organizational and problem‑solving skills.
Excellent communication and interpersonal skills with a customer‑focused mindset.
Willing to work weekends and evenings when required.
Must possess own transport and a valid driving license (mandatory).
