Job summary

A leading property development company is seeking a seasoned Sales Manager to drive a high-performing sales team in achieving sales targets. The successful candidate will lead, coach, and motivate the team, develop tactical sales strategies, and ensure compliance with policies while delivering exceptional customer engagement. A degree in Business or Marketing and at least 8 years of relevant experience in property development are required for this role.

To lead and drive an aggressive, high-performing sales team in achieving project sales targets through effective lead management, timely follow-up, and disciplined execution. The role is responsible for ensuring that all sales activities and customer engagements are carried out with speed, accuracy, and professionalism, while coaching and developing the team to maintain a culture of excellence, ownership, and results.

This position reports to the Head, Marketing & Sales (Integrated) and works closely with cross-functional teams to ensure alignment between sales performance, marketing initiatives, and business objectives.

Job Responsibilities
People & Team Management
  • Lead, motivate, and manage a team of Sales Executives to consistently achieve and exceed sales targets.
  • Build a performance-driven and disciplined team culture that emphasizes accountability, urgency, and proactive follow-up.
  • Conduct regular coaching, performance reviews, and daily sales huddles to maintain team focus and responsiveness.
  • Ensure sales personnel are “on the ball” in managing leads, responding to prospects, and closing deals effectively.
  • Drive continuous improvement in customer engagement, conversion rates, and sales professionalism.
  • Oversee the end-to-end sales process including lead allocation, follow-up, and closure, ensuring all enquiries are attended to within defined Service Level Agreements (SLAs).
  • Monitor and analyze leads, conversion funnels, and performance metrics using CRM tools to ensure pipeline health.
  • Work closely with Marketing to ensure quality leads, timely responses, and effective digital-to-sales conversion.
  • Enforce sales discipline across all processes, including enquiry handling, documentation, SPA signing, and collection timelines.
  • Ensure consistent compliance with approved sales policies and standard operating procedures.
Business & Performance
  • Develop and execute tactical sales strategies to meet or exceed revenue and absorption targets for assigned projects.
  • Analyze market and competitor trends to identify opportunities and risks.
  • Collaborate with Marketing, Product Development, and Credit Admin to ensure successful launches and sales campaigns.
  • Provide timely sales reports, forecasts, and performance insights to management.
Stakeholder Management
  • Coordinate with internal teams (Marketing, Legal, Customer Care, Finance, and Sales Administration) to ensure a seamless customer journey and smooth sales documentation process.
  • Work closely with panel bankers to facilitate loan approvals, monitor end-financing progress, and ensure timely issuance of loan letters of offer.
  • Ensure timely recognition of sales by overseeing the completion of all booking, documentation, and SPA processes in accordance with company policies and accounting timelines.
  • Oversee sales administration activities to ensure accuracy and compliance in booking data, collections, and reporting.
  • Build and maintain strong relationships with property agents, business partners, bankers, and key customers to support sales performance and project success.
  • Represent the company professionally during launches, events, and customer engagements.
Governance, Risk and Integrity
  • Ensure full compliance with the Group’s governance, risk, and integrity framework, as well as all statutory and regulatory requirements governing property sales.
  • Ensure strict adherence to APDL (Advertising Permit and Developer’s License) conditions, KPKT pricing guidelines, and any Home Ownership Campaign (HOC) or government-led incentive programme requirements.
  • Support the implementation and execution of E-SPA (Electronic Sale and Purchase Agreement) to ensure efficiency, accuracy, and compliance with regulatory expectations.
  • Maintain accurate and timely documentation to support sales recognition and audit processes.
  • Promote a culture of professionalism, transparency, and accountability within the sales team.
  • Uphold the highest standards of ethical conduct and compliance in all business dealings.
Education / Professional Qualification

Degree in Business / Marketing or relevant discipline

Professional Experience

Minimum 8 years of relevant working experience, preferably with good working knowledge in property development (highrise & mixed use development) / commercial & retail development / real estate management.
