Job description

As a Lease Analyst Accounting you will communicate with the users of Lucernex, the negotiators of lease agreements, work with finance and GSM personnel regionally to assist in training of the new accounting standard, and to develop internal documentation related to controls, as well as, future state processes. You will be reporting to Manager, Fixed Assets and Leasing APAC.

Main Responsibilities

Carry-out a comprehensive property and equipment management strategy

Handle all aspects of the Real Estate, Equipment & Housing leases including preparation and maintenance of lease records, monthly payout of rents, and year-end reconciliations.

Assist Management with all aspects of Landlord/Tenant relationship including issue resolution, support on payment inquiries, and compliance with all aspects of the lease agreement.

Ensure all necessary lease information is accurately entered and maintained in the lease system.

Provide support to, and work closely with, the legal, finance, and operations departments.

Prepare monthly journal entry and ensuring Lease accounting entries recorded in accordance.

Track all critical time sensitive dates for reporting purposes/planning with Real Estate Managers.

Monitor new acquisitions and/or dispositions and take appropriate action to capture organizational changes related to leases;

Identify problems, bottlenecks, and obstacles and identify and implement logical solutions; otherwise, bring the issues to the team leads;

Effectively communicate in a team setting to provide timely and succinct feedback;

Assist with internal/external audit ad-hoc requests;

Collaborate with the other functional leads, the system consultants, and abstraction consultants as needed

Qualifications

At least 1 year accounting or finance experience. General Ledger or Accounts Payable

Previous experience with ERP systems such as SAP, Oracle, QAD

Previous experience with accounting consolidation tools such as HFM

Fluent in English & Mandarin to effectively communicate with Mandarin-speaking clients.

Work with large volumes of data; sort, filter, pivot, summarize, or error check.

Run basic queries over the data sets to extract information

Understand the underlying data structures and linkages within sub-set of data

Working knowledge of key PPG Finance policies and procedures

Strong analytical, problem-solving, and conceptual skills

Demonstrated initiative, good judgment, and ability to achieve results
