Job description

AtSunray Construction & Interior Sdn Bhd, we are a leading construction and interior fit-out company in Malaysia,and we're looking for a Quantity Surveryor & Contract Manager to join our team.

In this role, you will be responsible to oversee the cost estimation, tendering, and financial management of our construction and interior fit-out projects. The ideal candidate will have a strong background in quantity surveying, contract administration, and cost control, ensuring projects are delivered efficiently and within budget.

Pre Contracts
  • Tender quotations from suppliers/sub-contractors and puts up tender submissions at an appropriate pricing with a view of securing projects at a profitable margin.
  • Leads a team of Quantity Surveyors to be responsible for tender submissions.
  • Ensures proper costing for management decision, prior to tender submissions.
  • Takes the lead and attends tender interviews as and when needed.
  • Review post tender replies, adjustments and tender submissions.
  • Ensures contracts awarded deviate from tender conditions and all drawings, specifications, etc.
  • Oversees the sourcing and preparation of information for participation in tender exercise including measurement, inviting quotations, costing report and submission of tenders.
  • Attends site show round to understand the project requirements as needed.
  • Guides in the efforts of seeking clarifications with respective consultants regarding the discrepancies in the scope of work and drawings and ensures the replacement of addendum, drawings, etc after clarifications.
  • Works closely with Contracts Team and provides assistance on post-tender contract administration such as scope of works briefing, etc.
Post Contracts
  • Budgets, projects execution, contracts administration, sourcing and awarding of trade packages, finalization of project contractual accounts and subcontractors’ accounts within budgets and timeline.
  • Reviews tender pricing; understands the project schedule, profit margin and goodwill discount.
  • Reviews letter of appointments, contract drawings and documents and to highlight any deviation from the tender.
  • Attends project kick off meetings and brief the scope of works with project team and management.
  • Negotiates with the respective supplier and appoints the specialist sub-contractors based on trade.
  • Ensures the timely submission of VO cost on day to day or weekly basis and communicates with the project manager; timely submission of monthly progress claims; final account closing.
  • Follows up effectively on payment certificate and payment with the clients.
  • Certifies sub-contractors claims based on site progress and quantity.
  • Provides effective support to project management teams by ensuring that the contracts are administered in accordance with contractual obligations and effective cost management strategies.
  • Provides leadership to team members ensuring effective resolution to address issues that arise and continuous improvement initiatives.
  • Motivates, coaches and counsels team members on an ongoing basis to ensure good team work and positive employee morale exists in the team.
  • Develops good professional working relationships with suppliers, vendors, sub-contractors, clients/employers and consultants.
Job Requirements

Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in Quantity Survey, Architecture or equivalent.

Required language(s): English, Bahasa Malaysia, Mandarin (deal with Mandarin-speaking clients)

At least 5 Year(s) of working experience in the related field is required for Senior position.

At least 1 to 2 Year(s) of working experience in the related field is required for Junior Position. (Fresh graduates are welcome to apply!)

Required Skill(s): Microsoft Office

Preferably with experience working in ID firm/ builder company - for ID QS.

Preferably with experience working in M&E services - for M&E QS.

Possess good negotiation skills, meticulous, independent
