Job description

We are seeking a dedicated and experienced Building Manager to oversee building operations, civil & structural works, and maintenance for control buildings, administrative buildings, and general civil structures within our major infrastructure project.
This role is fully site-based and involves full supervision of daily works, reporting directly to the Project Manager.

The ideal candidate is hands‑on, safety‑focused, and capable of managing contractors and technical teams effectively.

Key Responsibilities
Building Operations & Maintenance

Manage day‑to‑day operations of control buildings, admin buildings, and associated civil structures.

Implement and monitor preventive and corrective maintenance programs.

Ensure building systems are functioning safely and efficiently.

Oversee civil & structural works to ensure compliance with design, specifications, and construction drawings.

Coordinate structural repairs, refurbishment works, and improvements.

Conduct regular inspections on building infrastructure.

Contractor & Team Management

Supervise a mixed team including supervisors, technicians, and contractors.

Monitor contractor performance, work quality, and adherence to project timelines.

Ensure all subcontractors comply with safety and quality requirements.

Safety, Compliance & Standards

Enforce compliance with CIDB, OGSP, ISO standards, and project‑specific requirements.

Conduct site safety checks and implement corrective measures where necessary.

Ensure documentation is updated and aligned with regulatory expectations.

Project Coordination

Assist the Project Manager in planning, scheduling, and coordinating building‑related activities.

Attend site coordination meetings and provide updates on progress, issues, and risks.

Support resolution of technical challenges on site.

Budgeting & Cost Control

Assist in preparing and managing budget for building maintenance and civil works.

Review contractor quotations, verify claims, and track expenditure.

Ensure cost‑effective usage of resources and materials.

Inspection & Reporting

Perform regular inspection and monitoring of facilities, structures, and services.

Prepare daily, weekly, and monthly reports for management review.

Highlight critical issues promptly and propose recommendations.

Requirements
Qualifications & Experience

Minimum 5 years experience in building management, civil works, or infrastructure‑related projects.

Strong experience in supervising building, civil & structural works.

Technical Skills

CIDB certification – Required

OGSP certification – Required

Knowledge of ISO standards related to building maintenance and construction

Familiarity with preventive maintenance systems

Ability to read and interpret construction drawings, specifications, and technical documents

Excellent leadership and supervisory skills

Strong communication and coordination abilities

Good problem‑solving and decision‑making capability
