Qualifications

  • 5+ years of experience in the related field for Senior position.

  • Preferably with experience in ID firm/builder for ID QS.
  • Preferably with M&E services experience for M&E QS.

Job description

AtSunray Construction & Interior Sdn Bhd is a leading construction and interior fit-out company based in Kuala Lumpur. We are looking for an Assistant Contract Manager / Senior Quantity Surveyor to join our team.

Pre Contracts
  • Draft tender quotations from suppliers and sub‑contractors; prepare tender submissions at profitable pricing.
  • Lead a team of Quantity Surveyors to manage tender submissions.
  • Ensure proper costing for management decision prior to tender submissions.
  • Attend tender interviews as needed.
  • Review post‑tender replies, adjustments and tender submissions.
  • Confirm award contracts comply with tender conditions, drawings, specifications, etc.
  • Oversee the sourcing and preparation of information for tender participation, including measurement, inviting quotations, costing reports and tender submissions.
  • Attend site show rounds to understand project requirements as needed.
  • Guide efforts to seek clarifications with consultants regarding discrepancies in scope of work and drawings, and ensure replacement addenda and drawings after clarifications.
  • Work closely with the Contracts Team and provide assistance on post‑tender contract administration such as scope of works briefing.
Post Contracts
  • Budget and execute projects, administer contracts, source and award trade packages, and finalize contractual accounts and subcontractor accounts within budgets and timelines.
  • Review tender pricing; understand project schedule, profit margin and goodwill discount.
  • Review letters of appointment, contract drawings and documents to highlight any deviation from the tender.
  • Attend project kick‑off meetings and brief the scope of works with project team and management.
  • Negotiate with suppliers and appoint specialist sub‑contractors based on trade.
  • Ensure timely submission of VO cost day‑to‑day or weekly basis and communicate with the project manager; submit monthly progress claims and close final accounts.
  • Follow up effectively on payment certificates and payments with clients.
  • Certify subcontractor claims based on site progress and quantity.
  • Provide effective support to project management teams by ensuring contracts are administered in accordance with contractual obligations and effective cost management strategies.
  • Provide leadership to team members, ensuring effective resolution to address issues that arise and continuous improvement initiatives.
  • Motivate, coach and counsel team members on an ongoing basis to ensure good teamwork and positive employee morale.
  • Develop good professional working relationships with suppliers, vendors, subcontractors, clients/employers and consultants.
Job Requirements
  • At least a Bachelor’s Degree/Post Graduate Diploma/Professional Degree in Quantity Survey, Architecture or equivalent.
  • Required language(s): English, Bahasa Malaysia, Mandarin (deal with Mandarin‑speaking clients).
  • At least 5 years of working experience in the related field is required for Senior position.
  • At least 1 to 2 years of working experience in the related field is required for Junior Position (Fresh graduates are welcome to apply).
  • Required skill(s): Microsoft Office.
  • Preferably with experience working in an ID firm/builder company – for ID QS.
  • Preferably with experience working in M&E services – for M&E QS.
  • Possess good negotiation skills, meticulous, independent.
