About the role

Pinnacle Homes Groups of Companies is seeking an experienced Assistant Contract Manager to join our dynamic team. As an Assistant Contract Manager, you will play a crucial role in overseeing the financial and contractual aspects of construction projects, ensuring the successful delivery of high‑quality homes and developments. This is a full‑time position based in Petaling Jaya, Selangor.

What you’ll be doing
  • Preparing detailed cost estimates and budgets for construction projects
  • Analyzing and interpreting contract documents, drawings and specifications to identify cost‑saving opportunities
  • Negotiating and administering contracts with suppliers, subcontractors and other stakeholders
  • Monitoring project costs and cash flow, and providing regular financial updates to the management team
  • Advising on procurement strategies and contract management to minimise risks and maximise profitability
  • Collaborating with the project management teamMetal to ensurerai coordination and efficient project delivery
  • Providing expert advice and support on quantification, valuation and dispute resolution matters
  • Assisting the Manager and/or Head of Department in all areas of quantity surveying works including ID related works
  • Evaluating price comparison and costing summary to work out competitive tender prices
  • Performing the tender process involving pre‑tender, tender, evaluation and award
  • Implementing procurement strategies and procedures for the execution of the project
  • Conducting quantity take‑off and site valuation Arab and checking detailed accurate measurement by consultants
  • Project administration and documentation including preparation of interim valuations, pricing and agreement of contract variations, updating claim submissions, valuing completed work and arranging for payments
  • Preparing contract documentation, compiling bills of quantities and schedule of rates
  • Resolving any outstanding claim issues on variation orders and final accounts
  • Liaising with the Project Manager, suppliers and vendors on contract matters
  • Collecting and managing construction data to facilitate database updates for reference
  • Valuations – including value of spend, ID and architectural works
  • Vendor management through regular updates and evaluation of sub‑contractor lists
  • Planning, organising, monitoring and guiding the QS team on all aspects of QS works
  • Site visits and attending site meetings when necessary
  • Analyysing and assessing related costs to project feasibility
  • Constructing and managing costs and budgets of the company’s projects
  • Negotiating and drawing up bids for tenders and contracts
  • Establishing a database for costs, material and supply sources
  • Monitoring the budget体育投注 and keeping track of project cost
  • Preparing progress reports and resolving any outstanding claim issues on variation orders and final accounts
  • Performing other related duties as may be assigned from time to time by management
What we’re looking for
  • Possess at least a degree in Quantity Survey, Construction Management, Project Management or equivalent
  • Minimum six years of post‑qualification experience as a Senior Quantity Surveyor and/or Senior Contract Executive, preferably in the construction or property development industry
  • Preferably a Senior Executive specialised in Quantity Surveying, Contract and ID or equivalent
  • Computer literate with proficiency in Microsoft Windows, Microsoft Office, Microsoft Project and AutoCAD
  • Ability to work independently, efficiently and with minimal supervision, and hardworking
  • Experience in pre‑qualification exercises, tender bids and preparing quotations
  • Ability to take‑off quantities and atawa cost estimates and budgetsיאַלל
  • Basic knowledge of contractual matters
  • Pleasant personality, independent, hardworking and energetic with good interpersonal and communication skills
  • Proficient in written and spoken English, Bahasa Melayu and Mandarin, enabling effective communication with Mandarin‑speaking clients; ability to communicate in local dialects with stakeholders is an added advantage
  • Confident, proactive and able to work under pressure and meet tight deadlines
  • Thorough understanding of construction processes, cost management and contract administration
  • Excellent analytical and problem‑solving skills, with the ability to interpret complex data and make informed decisions
  • Strong negotiation and communication skills, with the ability to liaise effectively with various stakeholders
  • Proficiency in quantity surveying software and other relevant technology
  • Membership in a professional body such as the Royal Institution of Chartered Surveyors (RICS) or the Board of Quantity Surveyors Malaysia (BQSM) is preferred
