Job Title: Project Director – Commercial and Residential Projects

Location: United Arab Emirates (UAE)

Position Overview: We are seeking an experienced Project Director to lead and oversee the execution of high-profile commercial and residential construction projects across the Middle East, based in the UAE. The ideal candidate will have a strong background in managing large-scale developments, with a proven track record in delivering projects on time, within scope, and budget. This role requires exceptional leadership, strategic planning, and stakeholder management skills.

Key Responsibilities:

- Project Delivery Oversight: Lead and manage the entire construction process from initiation to completion, ensuring all activities align with project specifications, timelines, budgets, and quality standards.

- Contractor & Subcontractor Management: Oversee and manage all contractors and subcontractors, ensuring adherence to contract terms, scope of work, and performance benchmarks.

- Quality Control & Safety Management: Implement and monitor rigorous quality control processes, ensuring construction practices meet the highest standards of quality, safety, and sustainability.

- Budget & Cost Control: Effectively manage construction costs, with close attention to budgets, forecasts, and financial reporting. Identify opportunities for value engineering to optimize project costs without compromising quality.

- Progress Reporting: Provide regular updates on construction progress to senior management, highlighting risks, challenges, and solutions. Maintain comprehensive documentation on all project aspects.

- Team Leadership & Development: Lead and mentor site management teams, fostering a culture of excellence, safety, and accountability. Ensure effective communication and collaboration across departments.

- Stakeholder Coordination: Liaise with internal teams, clients, consultants, and local authorities to ensure all requirements are met for project completion and handover. Ensure all relevant permits and approvals are secured for seamless project progression.

Qualifications & Experience:

- Bachelor's degree in Civil Engineering, Construction Management, or a related field.

- A minimum of 12-15 years of experience in construction management, with significant experience in high-rise residential and commercial projects in the UAE.

- Proven experience working with developers or contractors on large-scale high-rise construction.

- Strong knowledge of construction contracts (e.g., FIDIC), project management methodologies (e.g., PMP), and safety regulations.

- Excellent leadership, decision-making, and communication skills.

- Strong financial and commercial acumen, with the ability to manage budgets, cash flows, and project costs.

- Demonstrated ability to deliver high-end residential and commercial projects in the region.

Preferred Qualifications:

- Professional certifications such as PMP, RICS, or CIOB are advantageous.

- Previous experience working with large-scale UAE-based developers or contractors.

- Strong understanding of UAE construction regulations and permitting processes.
