Job description
  • Manage day-to-day relationship with the business partners and tenants, build long-term and sustainable relationships in a fast-changing retail environment.
  • Be a key point of contact for business partners and tenants regarding commercial related topics: sales performance evaluation & support, communications, Tenancy & House Rules compliances & obligations, and other general or operational enquiries.
  • Jointly develop and implement the Centre’s offer development, guided by our Meeting Place Business Plan and Yearly Lease Plan with Centralised Tenant Management team.
  • Responsible for budgeting and forecasting on income & profitability, deliver income goals of Casual Leasing (i.e., push carts, storages, ATMs, vending machines, pop-up stores, external signage, and other designated common area leases).
  • Active engagement with tenants to improve business performance and serve the community in the Meeting Place by over effective performance evaluation, identify gaps & develop tactical plans.
  • Plan and execute Vacancy Strategy in collaboration with Centralised Tenant Management.
  • Recommend changes towards policies and procedures for continuous improvement.
  • Update and maintain comprehensive tenant database in Ikano Centre Management System and ensure follow-ups are in place.
  • Analyse market changes and competition development that influence customer behaviour with action plan to drive improvement & changes.
  • Initiate and lead partners and tenants’ engagement events on regular intervals.
  • Develop & implement relevant market & consumers surveys that contribute to our Meeting Place Business Plan and Yearly Lease Plan.
  • Active collaborations & engagement with supporting Departments to secure business compliances, governance & operational efficiency.
  • Lead and support Tenant Coordination & Fit-Out team on retail premise fit-out, mobilization, reinstatement, renovation, and makeover.
  • Plan, develop, lead and support in project scopes that drive lease space optimization and retail concept strategy to drive the strengths of our profitability growth.
Qualification
  • Diploma/ Degree in Property Management, Estate Management, Business Administration, Marketing, Commerce or equivalent.
  • Possess at least 5 years of experience in commercial or retail property Leasing, tenants’ management/coordination and/or Marketing.
  • Excellent communication, negotiation and interpersonal skills, ability to create and improve cooperation.
  • Possesses excellent verbal and written in English and Bahasa Malaysia.
  • Knowledge on how retail operates, deals making, tenant’s needs, including merchandising and store concepts and brand evaluation.
  • Innovative thinking, knowing of market benchmarking and trends of tenant fit out
  • In-depth understanding of office management procedures and departmental and legal policies.
  • Familiarity with financial and facilities management principles.
