Senior Project Manager, Project Implementation
To lead, implement, control, and manage township development projects covering main and local infrastructure, buildings, and landscape works. The role ensures project delivery within approved budget, targeted timeline, quality standards (QLASSIC), safety requirements, and ISO management system compliance.
Key Responsibilities
- Project Implementation & Delivery: Lead and manage end-to-end township project implementation, including infrastructure, buildings, and landscape works.
- Monitor construction progress and resolve site issues promptly to ensure smooth project execution.
- Plan construction sequences with contractors and closely monitor site progress against the approved business plan.
Cost, Contract & Billing Management
- Manage pre- and post-contract administration, including variation works and certification matters.
- Ensure timely submission of stage completion for consultants’ verification and achievement of budgeted stage billing.
- Ensure Certificate of Practical Completion (CPC) and related documentation are in order.
Quality, QLASSIC & Compliance
- Work closely with QA/QC teams to conduct regular site inspections and quality checks.
- Ensure achievement of IPQ and QLASSIC score of above 78.
- Monitor pre-Vacant Possession (VP) inspections (PDI2 & PDI3) and ensure timely rectification of defects.
Authorities, CCC & Stakeholder Coordination
- Ensure targeted site physical works are completed on schedule to facilitate CCC inspections.
- Coordinate with consultants and Government Liaison teams to obtain all required Sokongan letters.
- Liaise effectively with architects, engineers, contractors, subcontractors, and internal stakeholders.
Defect Management & Customer Satisfaction
- Oversee defect rectification through the Novade system.
- Ensure defect aging targets are achieved (less than 14 days for minor defects and less than 30 days for major defects).
- Work closely with Customer Service and contractors to ensure defects are resolved to customers’ expectations.
ISO, Safety & Risk Management
- Ensure effective implementation and compliance with the company’s ISO management systems.
- Monitor Non-Conformance Reports (NCR) and ensure timely closure within stipulated timeframes.
- Support the HSE Department in implementing, monitoring, and maintaining Health, Safety, and Environmental management systems.
- Conduct regular site inspections and coordination meetings to identify risks and ensure regulatory compliance.
Job Requirements
Qualifications
- Bachelor’s Degree in Engineering (Civil / Building) or related disciplines.
- Professional certification in Project Management is an added advantage.
Experience
- Minimum 3 years of relevant experience in construction or property development project implementation.
- Experience managing township, infrastructure, or large-scale development projects will be highly advantageous.
