About the role

Join us as a Property Sales & Marketing Manager based in Johor Bahru, Johor. In this full-time role, you will be responsible for driving sales and delivering exceptional customer service to prospective and existing homebuyers.

Your Role

Reporting directly to the Director, you will play a key role in driving property sales while ensuring a smooth and positive journey for our customers from enquiry to purchase.

What you'll be doing
  • Develop, strategize, and implement comprehensive sales packages and price plans to align with the company's sales targets and objectives.
  • Conduct ongoing monitoring and analysis of current trends, pricing, and competitor activities within the local property market to inform strategic planning and decision-making.
  • Collaborate with valuers to perform a market analysis of the selling prices for each project.
  • Prepare the End-financier bank application for the new EF line and quota, including the renewal of the EF line.
  • Serve as the primary sales coordinator or sales controller for the project's sales agencies to ensure the achievement of the Company's sales targets and objectives.
  • Communicate with the property agent concerning the appointment letter, commission matters including payment advice, and follow up on the daily sales report.
  • Monitor and oversee the complete sales cycle with the project's sales agencies to guarantee the prompt closing of transactions and precise record-keeping.
  • Assess the effectiveness of each sales agency's marketing communication strategies and campaigns, implementing enhancements as needed.
  • Coordinate with the panel solicitor to prepare the SPA, DMC, and all associated documentation, including the Bumi release and foreigner consent application.
  • Ensure that the high standards of customer service provided by the project's sales agencies are consistently upheld throughout the presales and post-sales phases.
  • Coordinate with the Project Department to review the drawing plan and allocate parking lots (SIFUS).
  • Collaborate with the Marketing Communications and Project Departments on the development of project briefs and brochure preparation, including the organization of marketing events such as property roadshows, exhibitions, and the launch of new projects.
  • Attend to site appointments or site visits with the project department, customer service department prospects, purchasers, or agents for designated projects.
  • Regularly monitor key performance indicators and assess the compliance standard of procedures.
  • Responsible for overseeing the overall operations and supervision of Marketing activities, as well as participating in the preparation of documentation for the APDL license application.
  • Collaborate with the Customer Care and Project Departments regarding issues pertaining to project CCC and defect rectifications.
  • To facilitate the transition of the VP of units process, ensuring that all documentation adheres to established guidelines and procedures.
  • Any ad hoc duties as assigned from time to time.
