About the Role

We are seeking an experienced and hands‑on Operation Manager (Property Management) to oversee and manage daily operations under our property management business unit. This role focuses on ensuring effective operational readiness, manpower coordination, compliance, and service delivery for assigned property projects.

What You’ll Be Doing
  • Oversee and manage day‑to‑day operations for assigned property projects, ensuring smooth operations in accordance with approved project requirements and management standards.
  • Supervise and coordinate site‑based teams, including Building Managers, supervisors, technicians, and support staff, to ensure adequate manpower coverage and operational continuity.
  • Plan and manage duty rosters, work schedules, and manpower deployment based on project needs.
  • Act as the key liaison between project sites and Head Office, ensuring alignment with approved SOPs, budgets, and operational directives.
  • Conduct regular site inspections and operational walkabouts to ensure safety, cleanliness, security, and overall site presentation meet required standards.
  • Supervise, monitor, and evaluate appointed contractors and service providers (security, cleaning, M&E, landscaping, lift, etc.) to ensure service quality and contractual compliance.
  • Ensure all site operations comply with safe work practices, statutory requirements, and relevant property and strata regulations.
  • Oversee preventive maintenance and defect management, ensuring timely execution and proper documentation.
  • Handle operational issues, site incidents, and complaints, implementing corrective actions and escalating matters where necessary.
  • Liaise with project stakeholders, management committees, local authorities, and external parties on operational, compliance, and site‑related matters.
  • Support management in project mobilization, operational handover, and continuous improvement initiatives.
What We’re Looking For
  • Degree or Diploma in Property Management, Facility Management, Building Services, Engineering, or a related discipline.
  • Minimum 4–6 years of relevant experience in property project operations, strata management, facilities management, or site management roles.
  • Good working knowledge of Malaysian property and strata legislation, including Strata Management Act 2013, Strata Management Regulations 2015, Strata Titles Act 1985.
  • Proficient in spoken and written English and Bahasa Malaysia.
  • Strong stakeholder management skills, with the ability to communicate effectively with project teams, committees, authorities, and contractors.
  • Proven leadership, coordination, and problem‑solving abilities with a hands‑on approach.
  • Able to work independently and manage multiple property projects simultaneously.
  • Computer literate, with working knowledge of Microsoft Office and basic reporting tools.
  • Mature, proactive, and able to perform under pressure in a project‑based environment.
