A leading coffee company is seeking an experienced real estate professional to lead their expansion efforts in Malaysia. You will manage a team, negotiate tenancy agreements, and conduct market analysis for new store locations. The ideal candidate has over 5 years of experience in the retail real estate sector and strong financial planning skills. This role includes developing strategic plans for store growth while ensuring alignment with the company's mission and values.
Responsibilities and essential job functions include but are not limited to the following:
Leading a team of real estate personnel in expanding Starbucks outlet in Malaysia and Brunei.
Pipeline management and strategic mapping of new stores’ expansion with existing key landlords and prospective landlords.
Identify, analyze, and recommend optimal new store locations by conducting trade area studies to meet Starbucks aspiration, market needs and fill geographical gaps, developing compelling site propositions aligned with commercial terms and the overall store roll-out strategy.
Continuously assess customer experience, work with designers to develop/ fine tune the designs setup of core/ small format store; ensure relevancy.
Negotiates deals and new tenancy terms with landlords in the best interest of the company.
Manage and execute tenancy renewals and effectively negotiate rental renewal rates.
Maintain proper record and documentation and keep track of the tenancy expiration dates of the existing stores.
Evaluate the financial suitability of opening an outlet involving the preparation of the projected Profit & Loss Statements, Store Development Cost, Breakeven Analysis, Return on Investment Analysis, Internal Rate of Return Analysis etc.
Prepare letter of intents, confirmation letters, site survey requests, pro formas and site submittals for new sites.
Complete and submit the Test Fit & Site Submittal Package to Starbucks Coffee Asia Pacific for approval of new sites.
Coordinates and discuss effective store design, layout and construction issues with functional teams.
Obtain landlord approval on design drawings; negotiate and follow up with landlords & landlord’s architect/ construction team to resolve setup and building plan approval issues.
Leadership in developing an annual plan for the new growth opportunity of store development department growth plan by setting goals that is in accordance to the Company aspiration, mission, cultures and values.
Lead with honesty, integrity and knowledge that promote the Company mission.
At least 5 years’ experience in handling real estate deal-making, asset management in retail environment.
Knowledge in financial planning and analysis.
Ability to work both independently and as part of a team
Ability to work in a fast-paced and changing environment
Ability to communicate and write effectively
