Land Acquisition Specialist (Petrol Station Focus)

We are seeking a highly motivated and experienced Land Acquisition Specialist to join our expansion team. This specialist role is dedicated exclusively to identifying, evaluating, negotiating, and securing prime land parcels for the development of new petrol stations. The ideal candidate should have a deep understanding of real estate laws, zoning regulations, and specific site criteria essential for successful high‑volume retail fuel operations.

Key Responsibilities

Site Identification & Scouting: Proactively search for and identify strategic land parcels suitable for new petrol station development based on pre‑defined corporate criteria (e.g. traffic volume, accessibility, visibility, proximity to major roads/junctions, and demographic data).

Feasibility Analysis: Conduct initial site evaluations, including zoning checks, title reviews, environmental due diligence, and preliminary engineering/survey reviews to determine site viability and potential development costs.

Relationship Management: Cultivate and maintain strong relationships with landowners, real estate agents/brokers, municipal officials, and community stakeholders.

Negotiation & Structuring: Lead complex negotiations for the purchase, lease, or easement of properties, ensuring terms are favourable and aligned with budget and development timelines.

Contract Management: Draft, review, and manage Letter of Intent (LOI), Sale and Purchase Agreements (SPA), leases, and related legal documentation in coordination with internal legal counsel.

Due Diligence Coordination: Manage the entire due diligence process, coordinating input from civil engineers, valuers, traffic consultants, and legal teams.

Zoning & Permitting Support: Assist the development team in navigating local government processes, including rezoning applications, variances, public hearings, and securing necessary entitlements.

Reporting: Prepare detailed acquisition packages, financial models, risk assessments, and progress reports for senior management and investment review committees.

Qualifications

Required:

Experience: Minimum of five (5) years of progressive experience in commercial real estate acquisition, with a strong preference for experience in petrol station land development, quick‑service restaurants (QSR), or retail.

Education: Bachelor's degree in Real Estate, Business Administration, Urban Planning, or a related field.

Technical Skills: Proven ability to read and interpret site plans, surveys, zoning maps, title reports, and environmental reports.

Legal Acumen: Strong working knowledge of real estate transaction law, title, and common real estate contractual terms.

Soft Skills: Exceptional negotiation, communication (written and verbal), and interpersonal skills.

Compensation and Benefits

Competitive salary, 10K‑15K p/m based on experience, on a 3‑year contract basis.
