The Facility & Maintenance Executive is responsible for overseeing the maintenance, repair, and efficient operation of the company’s facilities, utilities, and building systems. The role ensures that all infrastructure, equipment, and environmental systems are operating safely, reliably, and cost-effectively to support smooth business operations and compliance with regulatory standards.
Key Responsibilities
- Facility Management
- Oversee daily facility operations including building, utilities, landscaping, waste management, and security systems.
- Ensure cleanliness, functionality, and safety across all facility areas.
- Manage space utilization, layout planning, and office relocation or renovation activities.
- Coordinate with external service providers for pest control, cleaning, and security services.
- Maintenance & Equipment Management
- Plan and execute preventive and corrective maintenance schedules for mechanical, electrical, plumbing (MEP), and HVAC systems.
- Troubleshoot and rectify breakdowns of building systems and utilities with minimal downtime.
- Maintain up-to-date maintenance records and ensure all equipment is in good working order.
- Monitor spare parts inventory, tools, and maintenance consumables.
- Compliance & Safety
- Ensure all facility operations comply with safety, environmental, and regulatory requirements (e.g., DOE, DOSH, BOMBA, local councils).
- Support EHS (Environment, Health & Safety) programs and participate in audits and inspections.
- Maintain documentation for permits, licenses, and statutory inspections.
- Budget & Cost Control
- Prepare and monitor facility and maintenance budgets, including repair and utility cost forecasting.
- Evaluate vendor performance and negotiate service contracts for cost efficiency.
- Recommend improvements to reduce operating costs and increase sustainability.
- Lead or support facility improvement projects, including energy‑saving initiatives and equipment upgrades.
- Drive continuous improvement in maintenance reliability and operational excellence.
- Coordinate with cross‑functional teams to support production and administrative needs.
Qualifications
- Bachelor’s degree in engineering, Facilities Management, Mechanical/Electrical field, or related discipline (diploma with strong experience may be considered).
- At least 5–7 years of experience in facility and equipment maintenance, with 2–3 years in a supervisory or managerial role.
- Strong knowledge of building systems (HVAC, electrical, plumbing, fire protection) and industrial equipment maintenance.
- Proven experience in preventive and corrective maintenance planning.
- Familiarity with OSHA / workplace safety regulations and compliance requirements.
- Ability to manage contractors, vendors, and service providers effectively.
- Strong leadership, communication, and problem‑solving skills.
- Proficiency in using maintenance management software (e.g., CMMS) and MS Office applications.
- Willingness to be on‑call for emergencies and flexible with work hours when required.
Work Conditions
- Based at manufacturing plant or corporate office.
- Occasional after‑hours or weekend work may be required during facility emergencies or shutdowns.
