Contract Executive (Fresh)/ Senior Contract Executive
Responsible for managing all aspects of the contractual and financial side of construction projects. This role involves the application of cost control measures, procurement of materials, and management of subcontracts to ensure projects are completed within budget, on time, and to the required standards.
Job Responsibilities
Pre-Contract Duties
- Assist in the preparation and submission of tenders, including cost estimates and bill of quantities (BQ).
- Conduct cost analysis and risk assessments for new projects.
- Coordinate with consultants, clients, and subcontractors during tender stages.
- Evaluate quotations and conduct comparison analysis for procurement.
Post-Contract Duties
- Administer main contract and sub-contract works, ensuring adherence to terms and conditions.
- Prepare and process progress claims, interim valuations, and final accounts.
- Assess and certify subcontractor claims, variations, and back charges.
- Manage contractual correspondences, extension of time (EOT) claims, and cost control.
- Maintain and update project cost reports and cash flow projections.
Procurement & Subcontract Management
- Source and negotiate with suppliers/subcontractors to secure competitive pricing and terms.
- Prepare and issue purchase orders and subcontract documents.
- Monitor subcontractor performance and compliance.
Documentation & Reporting
- Ensure proper documentation of all contract-related matters.
- Prepare regular cost reports and project status updates to management.
- Ensure compliance with internal SOPs and ISO requirements (if applicable).
(Senior Role Only) Team Leadership & Stakeholder Management
- Guide and mentor junior contract executives.
- Lead contractual negotiations with clients and subcontractors.
- Liaise directly with project managers, consultants, and clients on contractual issues.
- Identify potential risks and propose mitigation strategies.
Requirements
Contract Executive
- Diploma or Degree in Quantity Surveying, Construction Management, or related field.
- 1–3 years’ experience in a QS or contract role within the construction industry.
- Good understanding of construction contracts (e.g., PAM, JKR, CIDB forms).
- Proficient in Microsoft Office, AutoCAD, and relevant QS software.
- Strong numerical and negotiation skills.
Senior Contract Executive
- Degree in Quantity Surveying, Construction Management, or related field.
- Minimum 4–6 years’ relevant experience in construction or infrastructure projects.
- In-depth knowledge of pre- and post-contract management.
- Proven ability to manage contracts independently and lead junior team members.
- Strong leadership, problem-solving, and stakeholder management skills.
