Job description

This role reports to the Deputy CEO of Focus Point Vision Care Group Sdn. Bhd.

Key Responsibilities

• Responsible for new outlet developments, upgrading outlets, closures, outlet design and renovations.
• To expand business by opening new outlets from searching a good location, renovating, setting up until all are ready to open on time.
• To present the corporate presentation of the company to complexes.
• To survey for potential new outlet locations based on tenancy meetings organized by major complexes and hypermarkets.
• To liaise with property agents to search for new locations/shop lots.
• To build good public relationships with leasing teams of complexes and hypermarkets.
• To ensure submission of all documentation for confirmed tenancy to complexes and landlords.
• To upgrade outlet concepts based on market trends.
• To manage price comparison reports for renovation works for new outlet openings/upgrades.
• To ensure the appointed contractor plans work schedules and work permit applications with complexes.
• To ensure items and designs match the actual interior floor plan during renovations.
• Responsible for business & signage license applications for all new outlet openings.
• Responsible for event/promotional space.
• To secure the road show/event at complexes, hypermarkets and corporate office.
• To ensure the set-up of furniture and requirements from the complexes.
• To review actual sales, expenses & net profit to proceed with the next booking at that complex or hypermarket.
• To ensure deposit refunds after the event ends.
• Responsible for tenancy agreement/renewal of company tenancy.
• To manage and handle all tenancy agreements and renewals.
• To negotiate with landlords/complex management if rental increases or adjustments are required.
• To handle outlet discontinuation tenancy on closure.
• To ensure all related deposits are refunded after closure.

Qualifications

• A bachelor's degree in business administration, real estate management, project management, or a related field.
• Significant experience of 5-10 years in business development and project management roles within the property or real estate industries.
• Strong verbal and written communication skills, including the ability to articulate complex ideas clearly and persuasively in proposals, presentations, and negotiations.
• Proven ability to negotiate effectively with clients, partners, and vendors to achieve mutually beneficial outcomes.
• Strong project management skills, including the ability to oversee multiple projects simultaneously, allocate resources efficiently, and mitigate project risks.
