MR CHURROS AFED SDN BHD – Puchong New Village

We are looking for a highly driven Business Development Manager to support the rapid expansion of our F&B brands. This role will be responsible for identifying new retail opportunities, evaluating potential locations, negotiating favourable commercial terms, and driving end‑to‑end project execution for new outlet openings.

The ideal candidate is strategic, analytical, and experienced in F&B or retail development. Capable of supporting multiple new openings across Malaysia next year.

Key Responsibilities
1. Location Sourcing & Market Expansion
  • Identify and shortlist strategic retail locations within shopping malls, commercial areas, and high‑footfall zones.
  • Conduct footfall traffic research, market analysis, and competitor mapping to support decision‑making.
  • Evaluate mall performance, brand mix, tenant profile, rental trends, and target customer demographics.
2. Leasing & Negotiation
  • Engage and maintain strong relationships with mall leasing teams and property developers.
  • Negotiate favourable rental rates, tenancy terms, and contract renewals aligned with the Company’s expansion plan.
  • Prepare and present comprehensive location proposals to the Chief Executive Officer, AFED F&B Group.
3. Project Management & Outlet Opening
  • Lead end‑to‑end coordination for new outlet setup, from site assessment to handover.
  • Work closely with internal teams (Operations, Marketing, Finance, R&D, HR, and Design/Build contractors).
  • Develop project timelines, budgets, and progress updates for management.
  • Ensure all new outlets adhere to operational standards, Mall SOPs, and regulatory requirements.
4. Strategic Planning & Reporting
  • Contribute to annual expansion strategy by recommending high‑potential malls and markets.
  • Track project milestones, leasing opportunities, and market trends for management decisions.
  • Provide regular reports on project status, cost updates, and location pipeline.
