Qualifications
- Bachelor’s Degree in Real Estate, Business Administration, Property Management, or a related field.
- Minimum 2 years of hands‑on experience in commercial leasing, property management, or retail tenancy coordination—preferably within a large‑scale retail chain or mall operator environment.
- Strong communication skills in English.
- Strong understanding of commercial lease structures, legal documentation, and negotiation practices.
- Excellent administrative and documentation management skills with strong attention to detail.
- Proficient in MS Excel, Word, and PowerPoint; experience with lease management systems or property software is an added advantage.
- Strong interpersonal skills with the ability to liaise confidently with external stakeholders and internal teams.
- Able to travel when required for mall meetings, site visits, and lease handovers.

Position Summary
The Business Development Executive supports the management of the company’s nationwide retail property portfolio, focusing on tenancy coordination, lease administration, and supporting negotiations for leasing‑related matters. This role is responsible for maintaining strong relationships with mall operators and landlords, ensuring timely lease renewals, optimizing tenancy terms, and safeguarding all contractual documentation. The incumbent will also analyse store performance from a leasing perspective and support minimal expansion activities where strategically necessary.
Tenancy & Lease Management
- Support the full lease lifecycle of retail outlets, including preparing renewal documents, tenancy extensions, and coordinating rent reviews.
- Assist in identifying new store locations and support the full leasing and documentation process for new openings, including stakeholder coordination and follow‑ups.
- Act as the main liaison with mall management teams, landlords, and consultants to secure favourable lease terms aligned with business objectives.
- Liaise with the legal team to complete contracts with mall management, landlords, and consultants.
- Monitor and track all critical lease dates to ensure timely action on renewals, rent escalations, and contractual obligations.
- Recommend rental negotiations, space resizing, or reallocation based on commercial viability and store performance metrics.
Commercial Lease Negotiation
- Assist in negotiating new and existing tenancy agreements, including commercial terms, rent‑free periods, CAPEX contributions, and lease conditions.
- Secure commercially competitive agreements while balancing long‑term brand positioning and store profitability.
- Prepare and present leasing proposals and analysis for internal approval, supported by financial assessments and benchmarking.
Documentation, Filing & Correspondence
- Prepare, coordinate, and review tenancy‑related documents, including lease agreements, renewal letters, legal addenda, and official mall forms.
- Ensure proper filing, storage, and version control of all lease and legal documents, both physically and digitally.
- Manage correspondence with mall management, landlords, legal representatives, and external stakeholders on tenancy matters, including notices, dispute letters, and formal communications.
- Maintain a centralized property database with up‑to‑date lease terms, financial obligations, and contact records for each outlet.
Lease & Rental Performance Analysis
- Analyze sales per square foot, rental efficiency, and occupancy cost ratios to support strategic tenancy decisions.
- Work closely with Finance and Operations to assess rental productivity and outlet profitability.
- Generate reports for management highlighting lease risks, upcoming renewals, cost‑saving opportunities, and underperforming locations.
