Key Responsibilities
Operations & Maintenance
- Oversee daily building operations, facilities, and common area maintenance
- Coordinate with contractors and service providers (cleaning, security, landscaping, M&E, lift, etc.)
- Conduct routine inspections and ensure defects are rectified promptly
- Monitor preventive maintenance schedules for all building systems
Strata & Property Management
- Ensure compliance with Strata Management Act 2013 and relevant by-laws
- Handle residents’/tenants’ complaints and feedback professionally
- Assist in enforcing house rules and building regulations
- Support JMB meetings, site inspections, and follow-up actions
Financial & Administrative Support
- Assist in monitoring maintenance costs and operational expenses
- Verify contractor invoices and service reports
- Maintain proper documentation, records, and filing systems
- Assist in preparation of reports for management and JMB
Safety, Security & Compliance
- Ensure building safety standards are met (fire system, emergency response, insurance)
- Liaise with authorities (BOMBA, DOSH, local council, utility providers)
- Monitor security operations and incident reports
- Conduct safety briefings and emergency drills when required
People & Contractor Management
- Supervise site staff (technicians, cleaners, security guards)
- Ensure contractors comply with site rules and safety procedures
- Evaluate contractor performance and service quality
Requirements
- Diploma or Degree in Property Management, Building Management, Engineering, or related field
- Minimum 2–3 years experience in building/property management (preferred)
- Knowledge of Strata Management Act 2013 and building operations
- Basic understanding of M&E systems
- Good communication, problem-solving, and organizational skills
- Able to work independently and handle multiple tasks
- Proficient in MS Office
