A leading investment company in Malaysia seeks an Assistant Manager (Research & Valuation) to perform data analysis, strategic planning, and investment assessments. The ideal candidate will have a Bachelor's degree in a related field and a minimum of 5 years' experience in corporate strategy or real estate valuation. Strong communication skills in English and Bahasa Malaysia are essential, along with excellent problem-solving and organizational abilities. The role involves networking and acting as a subject matter expert in real estate topics.
Perform research, data collection, economic, statistical and demographic analysis using professionally accepted techniques and methodologies. This includes compiling and analysing various economic, community and real estate information research for prospect proposal packages and presentation as well as preparing/ managing in‑house and external research, information and data.
Assess and enhance the appropriateness of valuation methodologies for commercial properties by thoroughly analysing their unique physical attributes, locations advantages, income‑generating potential and alignment with prevailing market dynamics, while ensuring compliance with industry standards and adapting techniques to reflect emerging market trends and economic conditions.
Provide monthly snapshots and/or quarterly reports to highlight trends, risks and opportunities. This also includes proposing a suitable and most effective reporting format to best convey information to the Board of Directors, Management of PHB and other relevant stakeholders.
Assist in the preparation of independent analysis report for proposal on investments or divestments, strategic collaborations, joint ventures, etc., thorough analysis of pro forma financials, market outlook and other supporting documents/data. The analysis report should include sensitivity scenarios, the short‑term and long‑term impact on the company and propose recommendation advice on strategies and investment decisions.
Project future development in the market, develop strategic action plans to capitalise opportunities or to overcome challenges, offer recommendations and market insights to assist future and on‑going investment initiatives.
Active engagement and networking with other industry players and companies in the market to gauge outlook and potential investment opportunities. This may include, but not limited to, participation in relevant real estate events, seminars, conferences, industry visits, one‑on‑one discussions/update sessions/ meetings etc.
Acts as a subject matter expert to various internal and external stakeholders on real estate topics and areas. Support may also extend to providing relevant input for commentaries/ updates/ press release, etc.
Bachelor's degree in Real Estate, Finance, Business Administration, Economics or related field. Master's degree preferred.
Data mining, mapping and business analytics. Working knowledge of database and information extraction preferred. Familiarity with economic development issues, local government structure, and/or agency operations preferred.
A team player with strong interpersonal skills. Good communication in English and Bahasa Malaysia. Dedicated, innovative, resourceful, analytical, team‑oriented and deadline driven.
Excellent organisational coordination, planning, problem solving, quantitative and project management skills.
Minimum of 5 years of experience in corporate strategy, consulting, corporate real estate valuation & investment research, or any related field.
