The Lendlease Investment Management business is seeking to hire an experienced Asset Commercial Manager to join the team based in Kuala Lumpur.

About the role

This role focuses on maximizing asset value, driving revenue growth, and shaping tenant strategies through data‑driven insights and market intelligence. If you have strong financial acumen and a passion for retail asset optimization, this is the role for you. Your responsibilities will include (but are not limited to):

Asset Strategy & Enhancement
  • Develop asset plans to position retail properties for long‑term success.
  • Lead asset enhancement initiatives and commercial assessment to improve tenant mix, increase footfall, and boost overall asset value.
  • Analyse revenue drivers and evaluate expense components to identify opportunities for optimisation.
  • Provide insights into retail trends, tenant performance, and leasing strategies to enhance profitability.
Financial Analysis & Valuation
  • Build and maintain financial models to forecast asset returns and evaluate performance.
  • Monitor market trends and asset value fluctuations to support investment decisions.
  • Liaise with independent valuers during valuation processes.
  • Contribute to asset budgeting and planning to ensure sustainable long‑term performance.
Reporting & Stakeholder Engagement
  • Prepare clear, data‑driven reports and presentations for internal and external stakeholders.
  • Communicate insights and recommendations effectively to senior management and key decision‑makers.
About You
  • Proven track record with minimum 5 years in retail asset management and investment strategy, ideally within shopping malls, retail portfolios, or REITs.
  • Commercial mindset with the ability to identify and evaluate value‑enhancing opportunities, optimise tenant mix, and drive asset profitability.
  • Tertiary qualifications in Economics, Business, or Finance.
  • Strong understanding of asset valuation, retail market dynamics, and leasing strategies.
  • Skilled in financial modelling and scenario analysis to support strategic decisions.
  • Good report writing, stakeholder engagement and influencing skills, with experience presenting to senior leadership and investors.
  • Ability to translate market insights into actionable strategies that enhance long‑term asset value.
