ACCOUNTABILITY OBJECTIVE
The Maintenance Assistant plays a critical role in providing comfort and safety to our residents. Under the direction of the Building/Environmental Services Manager, the Maintenance Assistant is responsible for general building maintenance and preventative maintenance duties, including performing minor repairs, renovations, maintenance of the residence, and coordination with contractors to ensure the building is well maintained. Performs duties in all service areas safely and efficiently, considering residents, staff, and family members.
Background/Qualifications
- Minimum of grade 12 education required.
- Previous experience in building services with a strong background in HVAC; experience working with senior clientele is considered an asset.
- Proven ability to perform janitorial duties, renovations, repairs, minor plumbing/electrical work, and preventative maintenance.
- Effective communication skills, both written and verbal, in English.
- Ability to work independently with initiative, and demonstrate organizational and problem-solving skills.
- Intermediate computer skills required.
- Dependable, responsible, flexible, and able to work well both independently and as part of a team. Maintains a positive attitude aligned with the residence's goals and standards.
- A resident-oriented individual whose values align with those of the residence.
- Ability to work in a fast-paced environment.
- Strong multi-tasking skills and the ability to work independently and in a team setting.
Key Responsibilities
- Participates in and adheres to continuous quality improvement standards.
- Performs repairs and preventative maintenance promptly and responsibly, maintaining a friendly demeanor.
- Monitors maintenance contracts and warranties in collaboration with the Building/Environmental Services Manager.
- Inspects resident suites upon turnover, ensuring they are move-in ready, including patching, painting, minor carpentry, electrical, plumbing, carpet cleaning, and demolition, coordinating with contractors as needed. Maintains suite audits.
- Assists residents with moving furniture as required.
- Always adheres to safety procedures while working in the residence.
- Responds appropriately to building emergencies.
- Maintains the exterior of the building, including grounds, common areas, and garbage areas.
- Conducts regular maintenance checks of equipment and supplies.
- Performs snow removal on sidewalks, driveways, and ramps.
- Updates and checks maintenance work orders using the designated database.
- Keeps work areas tidy and organized.
- Monitors fire safety conditions and equipment, keeping the manager informed.
- Performs minor repairs such as changing light bulbs, hanging pictures, and minor plumbing/electrical work.
- Communicates effectively with colleagues and supervisory staff.
- Performs additional duties as assigned by the manager or designate.
- Assists during fire drills and participates in safety and pest control programs as required.
- Complies with all policies, procedures, and mandatory training requirements.
- Follows all relevant health and safety legislation and participates in safety programs.
